National Association of REALTORS® (NAR) survey finds what features home buyers look for and want to see in online listings

According to NAR’s 2013 Profile of Buyer Home Feature Preferences, the majority of those surveyed found that the following features were considered “very important” in a new home home.

BOA Have a Heart!!!

BOA SENT ME A DECLINE LETTER TODAY AS MY HUSBAND WAS BEING ADMITTED INTO HOSPICE

I made all the trial loan modification payments on time over the phone via my BOA Customer Relationship Manager, yet today I received a FedEx letter stating that my permanent loan modification was DECLINED. At the same time as the letter arrived, the hospice nurse came to sign my husband up for in-home hospice care. Can you believe this????

The letter from BOA states "Thank you for contacting us regarding the Home Affordable Modification Program. While we realize this decision comes at a difficult time in your life, we regret to inform you that we are no longer considering your request for a modification because after being offered a Trial Period Plan, you did not make the required Trial Period Plan payment by the end of the first month of the trial period."

I made the first trial payment on 3/4/13, the second one on 4/2/13, and the third one on 5/2/13. The original letter from my BOA Customer Relationship Manager outlining the terms for the trial period dated 2/25/13 stated, "To participate in the Trial Period Plan, make your first month's trial period mortgage payment as soon as possible, but in no event later than 30 calendar day after 4/1/2013."

Since I made the first payment on 3/4/13 and it was not due until 4/1/13, it seems to me that I am in compliance.

This was so upsetting that I could not focus properly on getting my husband admitted into hospice. My husband is very upset. He has Stage IV, Pancreatic Cancer and was diagnosed 4 years and 4 months ago. He's now in the end stages of the illness.

Can you see where I made an error? Perhaps I'm not thinking straight due to the stress of putting my husband in hospice today. It's an emotional day.

Why wouldn't my BOA Customer Relationship Manager call me to tell me ahead of time that this letter was going out? Why won't she return my calls. I have had to ask for an Appeal, but this is the last thing I need to focus on right now. My attention should be 100% on my husband in his final days.

BOA have a heart!!!!

They are reviewing the situation to see which department sent this out and why. She told me to "have a wonderful day." Yikes! I hope that they put in writing that the letter was sent in error. Thank you all for reblogging, Tweeting, Google Plussing, and FaceBooking this post. BOA needs to know that my AR friends are watching out for me and won't let up until the permanent loan modification is in place. Thank you so much! I love my AR family!

Home Warranties, are they a good idea to offer when selling your home?

Being on the verge of putting my home on the market, this article about the value of offering a buyer a home warranty in a recent issue of Market Matters put out by the CALIFORNIA ASSOCIATION OF REALTORS® made me stop and reflect on doing so. Let me know what you think?

Some sellers wonder whether it is necessary to offer a home warranty, especially when inventory is low like it is currently.

The biggest advantage of a home warranty – which covers breakdowns in major systems – is that it is an incentive many buyers value, particularly if they are stretching to buy and don’t have a lot of money left over for repairs.

A home warranty is a relatively expensive form of insurance, and will set back the purchaser several hundred dollars, depending on the coverage selected. Also, there is a service fee for each call, which can be more than $100.

Home warranties have limitations. They don’t cover static elements like the roof or siding, but do cover operating systems that often fail, like major appliances including garbage disposals, electrical wiring, plumbing, and heating and air conditioning. Some companies allow the homeowner to add riders to cover extras like the mechanical elements of a pool system or hot tub.

Costs and exclusions vary widely, as do caps on what the warranty company will pay. Some companies also offer less coverage for systems that are near the end of their useful life. As in medical insurance, pre-existing conditions are usually exempted from coverage – and the warranty company makes the call as to whether the condition was pre-existing, as well as to whether the particular system should be replaced or just patched up.

The Thursday night Napa Chefs' Market celebrates its 19th anniversary by returning May 16 and will run through August 1, from 5:00 to 9:00 p.m. on First Street in Downtown Napa. The Napa Chefs' Market features two cooking demonstrations each night, at 6:30 p.m. and 7:30 p.m., featuring world-renowned chefs, who are also Napa locals. After the demonstration, audience members may enjoy a sample of the food paired with a taste of wine from Downtown Napa tasting rooms. Both are free of charge.The event is free, family-oriented and open to the public. The event also includes local produce in the Farmers' Market. The market also includes live entertainment and local vendors featuring the best wines, fresh produce and shopping in Downtown Napa. Chefs' Market has been voted Best Family Outing by local radio station listeners for years. Stroll the streets while enjoying a glass of Napa Valley wine, a cold beer or other non-alcoholic beverage. Please leave all pets at home.

Each week between 3,000 and 5,000 people flock to downtown Napa to grab dinner, enjoy live music, shop and socialize.

This year’s demonstrations will still include samples of the food and paired wine, and the recipes will be available. This Thursday, chef Jeff Murphy of Bistro Sabor and Amelia Ceja of Ceja Vineyards will offer demos.

The food will be paired with wine from Ceja Vineyards. The demos will still be on Coombs Street near the farmers’ market, but will take place closer to First Street.

The West End Art District, between Randolph and Franklin streets, will return for a second year, as will a featured nonprofit. Each week, a local nonprofit will be featured and receive $100 from Val’s Liquors on Third Street downtown. Ten to 20 nonprofits are scheduled to have booths at the market each week.

Once a year, the San Francisco Chronicle in their Magazine section devotes the entire publication to the Top 100 Bay Area Restaurants. What I find amazing, the Napa Valley with a population of 140,000 has 15 of this 100. Compared to the population for the entire Bay Area, 7,400,000, this small valley has 15% of the Top Restaurants, with less than 2 % of the population. Granted, we have a large number of visitors, estimated at 2-3 million per year, but so do many areas throughout the Bay.

Take this one step further and Yountville, where I live and have my real estate office, has just less than 3,000 residents including the 1,000 members at Veterans Home at Yountville. That makes Yountville with a population of .0405 % of those living in the Bay Area having by far the most of any one city except San Francisco which has 830,000 who live there.

Here are some tips to help buyers get their offer accepted when buying a home today

As home prices continue to recover and interest rates remain at near-record lows, many houses are receiving multiple offers and to win the bid, buyers need to stand out from the crowd. According to the CALIFORNIA ASSOCIATION OF REALTORS®’ most-recent housing report, the median number of days it took to sell a single-family home decreased to 29.4 days in March.

Since markets are moving fast, housing experts recommend buyers have their loan pre-approved and their down payment ready before starting their search. With low inventory and demand high, buyers need to know their parameters.

Multiple offers are become the norm, so buyers need to be ready to compete and do their homework to seal the deal. The longer the negotiations, the bigger the chance a buyer could lose out to someone else who made a better offer.

Buyers also must be reasonable without being difficult because until an offer is signed, sealed, and delivered, other buyers can make offers on the property.

Even though it’s a competitive market, buyers should maintain their budget and not pay more for a house than it’s worth. Experts also warn that buyers shouldn’t cut corners like skipping the home inspection.

To be an attractive home buyer, consumers should plan ahead by checking their credit for accuracy and avoiding making any big purchases or taking on any big debt while house hunting.

Buyers who spot a good deal on a house shouldn’t wait days to make an offer. Since time isn’t on the buyer’s side, learning how to spot a great deal by researching an area’s home prices is pertinent.

In this market, cash is king. The more cash a buyer has, the more appealing they are as a buyer. Putting down 20 percent or more also makes a buyer look more financially stable and gives sellers comfort that they will qualify for a mortgage.

Napa Valley median home prices up over 20 % from March 2012 to March 2013

I read this headline, Home prices rising at double-digit rate, on the front page of Napa Valley's largest circulation newspaper, the Napa Register. The article went on to state home prices here in the Napa Valley had increased a whopping 21.2 % from March 2012 to March 2013. After reading this I decided to check out the numbers printed there.

When I went to Bay Area Real Estate Information Services, BAREIS my local multiple listing service which accounts for approximately 95 % of all sales in the Napa Valley, I found numbers slightly different than those in the article.

The March 2012 statistics for sold properties

# of listings 140 average price $450,143 median price $335,000 average DOM 115

The March 2013 statistics for sold properties

# of listings 119 average price $530,316 median price $403,499 average DOM 97

DOM = days on market

When using these numbers, I calculate the average price gain to be 17.8 % and the median price gain to be 20.4 %. Slightly less than the figures in the Register article by Jennifer Huffman but nevertheless great gains for the last year.

I decided to look at the one million dollar plus market. Below are the same four numbers for sold properties.

March 2012

# listings 9 average price $1,773,056 median price $1,255,000 DOM 175

March 2013

# listings 8 average price $1,757,500 median price $1,700,000 DOM 237

This is where the numbers seem to differ from the gist of the Huffman article which gives the impression the one million dollar plus market is better compared to last March. The facts dispute this in every category except median price. This is why when reading information based on statistics, you need to examine the facts to get the entire truth.

The one thing that all this supports, the real estate market here in the Napa Valley is improving, especially in the entry level and move up homes but staying stable in the million dollar plus area. Factually, I hear every day of multiple offers, often 10 +, for everything up to almost $700,000 and occasionally for the super buy in the million plus price range, generally 2-3. So anyone looking to buy in the hot market range is best served by using a great agent to help you be the successful bidder.

Napa Valley "Walk Scores" and what a point or two does to your property value

I did a post last October, How much do you think a point higher “Walk Score” is worth for real estate values?, and thought I would revisit to see how things charge. Here are current "Walk Scores" for the main Napa Valley cities and town plus last October's score which is a link to the properties for sale in each of these communities.

Previously, I did have some concerns with the October scores. I feel today's scores are much more in line with what actually exists here. I still feel Yountville is bit too low. Granted Yountville doesn't have a true downtown and everything is centered around V MarketPlace, Bouchons, Philippe Jeanty's Bistro, the Ranch Market and the two hotels, Villagio and the Vintage Inn. However, just a few feet outside of the core area, a 5 minute walk, are Ad Hoc, the French Laundry, the Yountville Inn, Redds and more. Just a little further, about 1/2 mile away is the north end with Redd Wood, 2 hotels and the new R & D Kitchens which should open soon.

Still not correct is the score for Oakville and even though now 51, closer to what it should be but still a bit high. It is nice to see the noticeable increase in the score for Napa. With everything happening there, this increase is justified and I will do future posts of all that's going on there. Here is a link to past posts I did about what is happening in the "West End" and Downtown Napa.

Here is what California Association of Realtors (C.A.R.) said about the value of a 'Walk Score" point in a neat graphic newsletter they distribute to members in "One Cool Thing". Most of us are now familiar with "Walk Score" but I have never seen a dollar amount associated to a higher score before.
