home values: Napa Valley 2011 to 2012 average and median residential home prices for what sold here - 01/28/13 04:38 AM
I read the following in the Napa Register yesterday. When I ran the numbers for a post I did about whether it was better to buy or rent here in the Napa Valley, I came up with a 7.23 percent increase in the median sales price for 2012 compared to 2011 for all Napa County residential sales reported in my local MLS. Given the large difference between my median sales price increase and the average report in the Register, I decided to rerun the numbers and did so for both the median and average prices and see what I get.

The CoreLogic Home Price Index (HPI), which is based on repeat sales, increased 7.5 percent in 2012, the largest increase since 2006. In 2013, CoreLogic projects home prices to rise 6 percent due to greater affordability fueling steady demand, a lower level of real estate-owned (REO) sales and a low inventory of unsold homes.
