The latest one is a LARGE, desirable home that I signed a lease on yesterday afternoon. The current tenant is not delinquent in her rent; yet, the property owner has been HOUNDING me long-distance to get it rented. I can tell I have been doing this for a LONG TIME.....I am seeing some of the old "norms" which were NOT a good idea THEN and are certainly not a good idea NOW. 1) Aluminum foil wrapping stove drip pans. This is VERY DANGEROUS. I actually had a kitchen fire in a property in Napa, CA from stove contacts shorting out by the foil. Cleaning stoves and drip pans is easy with today's cleaners if they are caught quickly. New drip pans are cheap and available at most grocery stores. 2) Refrigerators being turned off and the

Most individual property owner/landlords think that all one has to do is post a few photos on Craigslist, get a rental application from Staples and ask a real estate agent to violate their local or state association rules and provide them with a lease form. After that, it is just getting the monthly rent and making bank deposits. Obama has the residence requirements to run for mayor of Chicago because he maintains a home he owns and has NOT rented it out. Rahm Emanuel, however, may not be so LEGALLY lucky since the tenants in his home had their lease renewed for another year only 6 days before the current Mayor announced he would not run for re-election. Rahm's current tenants don't want to leave and even if he RENTS another home in the area, he has not met the requirement that he reside in the area for the prior 12 months. I have taken it upon myself to routinely correct our local POPULAR weekly tab when they recount that there is ONLY the VRLTA for landlord and tenants to consider when leasing property in Virginia and I BLAME VAR for the majority of this confusion since they have changed their VAR lease form and REMOVED the check-box for the COMMON LAW option. Unless the property owner owns more than 10 units OR the property is in a multi-family property, the VRLTA does NOT apply.
