I suspect these demographics will change as the mobile homeowner community becomes renters. My last 3 renters are homeowners elsewhere and they are renting their un-sold homes and are NOW renting.

I have had some unexpected vacancies during the last few months from residents on leases who have had to relocate for job/employment and family health issues. The latest one is a LARGE, desirable home that I signed a lease on yesterday afternoon. The current tenant is not delinquent in her rent; yet, the property owner has been HOUNDING me long-distance to get it rented. He has called, e-mailed and is now threatening me that he can not make his mortgage payment in November if there is no rent for the month.

This is a homeowner's WORST nightmare. In 45 years of property management, I have only had a handful of tenants who have NOT vacated before a scheduled sheriff's move-out (writ of eviction from the court); however, this is happening more and more and home stagers who are promoting these services on AR need to answer the question as to HOW they GUARANTY that the home can be shown properly AND that the resident will vacate as specified!

Some areas of the country have "source of income" as a protected class as the basis for a housing discrimination complaint so those area landlords MUST consider renting to Section 8 residents.
Upon acception Section 8 client, landlords opt into the more ONEROUS lead abatement regulations which may well be cost prohibitive!

I can tell I have been doing this for a LONG TIME.....I am seeing some of the old "norms" which were NOT a good idea THEN and are certainly not a good idea NOW. 1) Aluminum foil wrapping stove drip pans. This is VERY DANGEROUS. I actually had a kitchen fire in a property in Napa, CA from stove contacts shorting out by the foil. Cleaning stoves and drip pans is easy with today's cleaners if they are caught quickly. New drip pans are cheap and available at most grocery stores.

As a "head band wearer" I already have a black velvet head band with 4 inch high witche hat on it. I also have RED devil horn head band that I have worn; however, I think the witch hat will be the one I wear this Halloween!

...and the SHORT answer is that it does not. Most individual property owner/landlords think that all one has to do is post a few photos on Craigslist, get a rental application from Staples and ask a real estate agent to violate their local or state association rules and provide them with a lease form. After that, it is just getting the monthly rent and making bank deposits.

Obama has the residence requirements to run for mayor of Chicago because he maintains a home he owns and has NOT rented it out. Rahm Emanuel, however, may not be so LEGALLY lucky since the tenants in his home had their lease renewed for another year only 6 days before the current Mayor announced he would not run for re-election. Rahm's current tenants don't want to leave and even if he RENTS another home in the area, he has not met the requirement that he reside in the area for the prior 12 months. Sticky things, these "residency rules"!!

While many who expect their security deposit back may provide their landlord with their forwarding address, some who have done damage, are being evicted OR who want to just "disappear" may just leave properties without providing a forwarding address to their landlords. Enter Netflix * because the delivery of dvds is on an automatic rotation, many residents who do not want to MISS the arrival of their Netflix pics, are putting in a forwarding address with the USPS.

For real estate agents to do this could be considered RED LINING if we discuss this CRIME information with our real estate prospects.....and now that this information readily available online, I wonder if we can point prospects to this data indirectly? When prospects ask about areas that are "safe", I have been suggesting that they talk to the local police department or search the information online.

I have taken it upon myself to routinely correct our local POPULAR weekly tab when they recount that there is ONLY the VRLTA for landlord and tenants to consider when leasing property in Virginia and I BLAME VAR for the majority of this confusion since they have changed their VAR lease form and REMOVED the check-box for the COMMON LAW option.
