This is SO FUNNY * I had the same thing happen to me in a property Pearl City 30 years ago...Calling the resident manager ON HIS cel phone would have been my first course of action before jumping in the car and the resident needed to get OUT of the apartment maybe she would have learned what was going on.
I've actually had a resident DIE in the tub and we only learned when the FD broke in the door when the downstairs tenant reported no answer when they knocked on the door.

This has been my mantra for several years...many property owners who sell THEN want to RENT because they want to stay MOBILE and they wany to KEEP THEIR OPTIONS.  Many of our area homeowners who are going to rent when they move, KEEP their local property and not hassle with trying to sell it BECAUSE our area's rental market is so GOOD!!!

The "water cooler" effect of having an office to go to should not be overlooked.
Unfortunately, many state licensing and regulatory agencies don't like the VIRTUAL aspect of the profession and they actually want a bricks/mortar office and ADDRESS.
A SMART move for Realtor associations is to have an office suite set-up in their vacant space as an amenity to members where they can have an ADDRESS!

I'm now working with my third rental prospect headed for DIVORCE....I've had 2 women applicants who were very upfront with their intentions, took two different of my rental homes when they were available so that they could show the judge they had a home and wanted to awarded joint custody of their children.  Both left their husbands in their current home and BOTH had the HIGHER PAYING job. Kudos to KY! Approves $20.5m Tax Incentives for KY NASCAR Race UPGRADE! - 12/21/10 08:42 AM
Although it has unfolded like a soap opera with tracks loosing races like Y&R's Victor Newman looses his wives, the Kentucky Speedway will gain a NASCAR Sprint Cup race July, 2011 and in order to accommodate the INCREASE in spectators, the track has gotten $20.5m in tax rebates over 10 years to offset the $82m in expansion and upgrade costs.  The track will expand their seating from 60,000 to 102,000. It is expected that with the addition of this ONE NASCAR RACE, the state will realize $150m annually.

It MUST be a sign of my AGE * RECENTLY, I am getting more offers from AARP than from credit cards in my mail....I suspect the DECLINE in credit deliquency rate is MORE a sign of consumer elightenment on the REAL cost of using credit!

This is GREAT NEWS!  I have several property owner clients who are in upscale/high end apartments BECAUSE they can be flexible and mobile.  They have not lived in apts since school and really enjoy the no-maintenance, no-yard and being able to lock their apt and LEAVE....the rebound of this market is GOOD NEW!

I think this HISTORIC run of Ken Jennings on JEAPORDY was the last time I actually watched the show regularly. His loosing question was *  This firm's 70,000 seasonal white-collar employees work only 4 months a year. 
 
His was response was FedEx and the correct response was H&R Block. Well, he is now scheduled to a JEAPORDY re-match mid-February 14*15*16, with IBM's Super computer WATSON.  Great "run up" to the Daytona 500 on the 20th!

5X NASCAR Champ Gives GRANTS to 13 Schools in CA*OK*NC - 12/17/10 08:21 AM
NASCAR 5X Champ Jimmy Johnson and his wife Chandra and the Jimmy Johnson Foundation have partnered for the second time with the Lowe's Toolbox for Education to fund $688,000 in grant requests for 13 schools. 7 schools in Johnson's home state of CA got grants, 3 in Oklahoma where Chandra is from and 3 in North Carolina where the Johnsons and their new daughter now live. Johnson surprised the students at the Collingswood Language Academy when he personally presented the check and brought his NASCAR trophy onstage.  He fielded questions about NASCAR and drivers from the students.

I did property management in Santa Rosa in the mid-80s....I had ONE very memorable eviction where the departing resident left me 3 lines of cocaine on the ratty TV he left in the apt.  I did not know what it was and the policeman who accompanied me on the eviction knew EXACTLY what it was....I went outside to meet the locksmith and when I came back, the coke/faux coke was GONE!

Victor/Victoria, The Pink Panther, 10, tv's Peter Gunn, Days of Wine and Roses, Moon River * are all creations of Blake Edwards who died Wednesday of complications of pneunomia with family members and is wife, Actress/Singer Julie Andrews at his side. In the continuing saga of Rahm Emanuel's attempt to re-establish residence for his Chicago mayoral run, he indicated he left 100 boxes at the Ravenswood home  and that one included his wife's wedding dress. KUDOS! To Virginia's US District Judge's Decision on Obamacare - 12/13/10 01:13 PM
Bush-43 appointee, VAs US District Court Judge Henry Hudson, has ruled that the MANDATE in Obamacare that citizens have coverage by 2014 is unconstitutional.  Other aspects of the new law were left entact. This is one of MANY suits filed by states and large employers against this new law.  While being interviewed on FoxNews Sunday yesterday, Supreme Court Justice Breyer would not respond to questions from Chris Wallace on this issue as it will certainly come before his court!

This is an awesome resource for residential apartment buildings and HOA and condo associations. Rather than getting NO communication or worse getting CONSTANT e-mails from different sources, you can register your community and then get notified of updates by other residents. I advise my rental residents if their community is already registered and how they can join. This is an inexpensive way to stay in touch for important community activities as well as crime and safety issues.

KUDOS to UPS (sponsor of NASCAR's #6 David Ragan Ford) for getting CREATIVE and GREEN! 
UPS has rented home TEMPORARILY in the Palm Harbor neighborhood and are delivering packages to the home's garage every morning.....then UPS employees in motorized golf carts are re-deliverying the packages to 6 residential neighborhoods in the area. 
Needless to say, GREENCHS in the Hooville neighborhood are saying the homeowner, a temporary UPS employee, is violating the rules of the HOA and running a business out of her home.

I just commended on Michael Myers' blog about finding foreclosure properties on Google maps and unfortunately, he did not allow for a re-blog.....this is also a way to find homes FOR SALE and FOR RENT near a specific property. I use this option before I go to a property/client presentation in order to let them know how many OTHER properties there might be for lease in a specific area. Most property managers and landlords will agree that the TENANT SELECTION is the MOST IMPORTANT part of their job. Good screening means a good application form, income and prior residence criteria guidelines and their GUT FEELING. It's a SIGN of the TIMES * by noon today * December 1st * there were less than 35 rental listings on our local Craigslist. Considering that many of these listings are 30 minutes * over the mountain and through the woods OR UVa undergraduate units available next June * this bodes well for our 2011 rental season. The last three leases I signed were for December move-ins with 18 month lease terms and except for two recently vacated units, I am OUT OF RENTAL INVENTORY!
