KUDOS! To Virginia's US District Judge's Decision on Obamacare - 12/13/10 01:13 PM
Bush-43 appointee, VAs US District Court Judge Henry Hudson, has ruled that the MANDATE in Obamacare that citizens have coverage by 2014 is unconstitutional. Other aspects of the new law were left entact. This is one of MANY suits filed by states and large employers against this new law. While being interviewed on FoxNews Sunday yesterday, Supreme Court Justice Breyer would not respond to questions from Chris Wallace on this issue as it will certainly come before his court!

Cash for Keys is a VERY OLD landlord term whereby a delinquent tenant is provided CASH * $300 to $500 * when the landlord sees their belongings OUT of his property and the tenant returns the keys and gets his CA$H - it happens simultaneously and eliminates the need for a protracted court case.

As I get OLDER, my PRIORITIES have DEFINITELY changed!!! - 12/12/10 11:08 AM
I can remember the first car I had with air conditioning * a 1973 Audi 100LS * and the first one that "talked to me" * a 1980 DATSUN Maxima that said very nicely "please turn off the lights". I can remember when those were ABSOLUTE luxuries in my automotive history. Now there are remote starters, GPS, talking directions, auto CD changers, BlueTooth * whoever he is * and HEATED SEATS. I'm driving my first car with GPS, Mr.Bluetooth and back up video camera. On the weekends, and for dog runs to vet and doggie spa, I drive a 10 year old (11 comments)
Now it FEELS Like Christmas! My AMAZON Deliveries Have Started to ARRIVE! - 12/12/10 08:40 AM
WORK has gotten in the way of my Christmas season activities so I am adapting this year and have spent the time I would usually have spent doing "tree" and "stockings" doing my Xmas shopping on Amazon * and my deliveries are starting to arrive. Our rural postPERSON drives a BIG RED JEEP with blinking yellow lights on the top. She usually arrives later in the afternoon and the dogs see her come down our drive and alert me to put on a jacket and go meet her. Do you KNOW How to Meet Your Neighbors? Use Meettheneighbors! - 12/11/10 10:26 PM
This is an awesome resource for residential apartment buildings and HOA and condo associations. Rather than getting NO communication or worse getting CONSTANT e-mails from different sources, you can register your community and then get notified of updates by other residents. I advise my rental residents if their community is already registered and how they can join. This is an inexpensive way to stay in touch for important community activities as well as crime and safety issues. http://www.meettheneighbors.org/index.html (7 comments)
My list would be slightly different. 1) This Building is in Foreclosure is NOT necessarily something that a tenant needs to know IF they have a lease. The lease will be honored by the bank, mortgagor or whoever else takes title and if the property is a multi-unit building, having TENANTS is a GOOD THING! 2) You should complain more is also NOT something I would encourage. Complaining PROPERLY is MORE effective * in writing * preferably in writing or via e-mail WITH your e-mail and phone contact information. Answering the phone or e-mail from service personnel AND allow entry (8 comments)
Rut RO! Rahm's Real Estate Agents Called to Residency Hearing * Politics & Real Estate - 12/11/10 05:31 PM
I frequently get calls about security clearances for current and former residents and sometimes for client property owners; however, being called to a hearing on their residence status so that someone can RUN for a political office is OVER THE TOP.....even for me. I'm glad this is happening in Chicago * Home of Blago and tv's The Good Wife * because this is bazarro. I can understand calling Rahm's wife and their tenants * the husband of the couple actually filed a residency challenge himself * but calling the real estate agents involved in the rental of his property is over (5 comments)

Needless to say, GREENCHS in the Hooville neighborhood are saying the homeowner, a temporary UPS employee, is violating the rules of the HOA and running a business out of her home.

Use Google Maps to Find FOR SALE, FOR RENt and FORECLOSURE properties! - 12/10/10 09:10 AM
I just commended on Michael Myers' blog about finding foreclosure properties on Google maps and unfortunately, he did not allow for a re-blog.....this is also a way to find homes FOR SALE and FOR RENT near a specific property. I use this option before I go to a property/client presentation in order to let them know how many OTHER properties there might be for lease in a specific area. Following Mike's guidelines... 1) From the Google start page, choose MAPS 2) Then, type in the property address into Google maps; 3) Select MORE from the Earth, Satellite, Map, Traffic, etc.; 4) (8 comments)

Via Chik Quintans (Atlas Mortgage A Division Of Pinnacle Capital Mortgage Group): Looking for an extra 2010 tax deduction? Consider making your January mortgage payment a few days early. How To Find and Dispute Credit Report Errors - 12/06/10 02:03 PM
I rarely discuss tenant applicant's credit report items with them and when I do they are ALWAYS surprised that some remote/ancient item is still there.....or that they thought it had been paid off BECAUSE the bills stopped comming....having good credit will be even more important in the coming years Via Ilyce Glink (Think Glink Publishing): Credit reports can be viewed by mortgage lenders, landlords, and even potential employers, but not everyone takes the time to review their report for errors. I'm Trusting my GUT on this One!!! Tis the SEASON to TRUST my GUT! - 12/03/10 08:23 AM
Most property managers and landlords will agree that the TENANT SELECTION is the MOST IMPORTANT part of their job. Good screening means a good application form, income and prior residence criteria guidelines and their GUT FEELING. As long as their GUT FEELING does not involve a violation of their local, state or federal fair housing statutes, this is OFTEN the most important part of this process. Sometime EVERYTHING about the applicants look great and the GUT FEELING is ignored in the rush to get the property rented and income coming in.....the GUT FEELING should NOT be ignored I have found that (11 comments)

I L♥VE it When a Plan Comes Together!!! - 12/01/10 12:51 PM
It's a SIGN of the TIMES * by noon today * December 1st * there were less than 35 rental listings on our local Craigslist. Considering that many of these listings are 30 minutes * over the mountain and through the woods OR UVa undergraduate units available next June * this bodes well for our 2011 rental season. The last three leases I signed were for December move-ins with 18 month lease terms and except for two recently vacated units, I am OUT OF RENTAL INVENTORY!
