Tom makes an EXCELLENT point about showings.  IMHO * the listing agent should have noted the naptime in their Agent Instructions.
When showing occupied rental properties, I require a 1 hour REconfirmation phone call and I will ONLY wait 10 minutes for someone to show up....I frequently have multiple showings of the same property or different prospects in the same area....don't be tardy to MY party!

Done correctly, late payments can be a "teaching moment" for residents.  The first time, I e-mail them and waive my late/notice fees $300 for a couple IF they are not late for the remainder of the lease...if they ARE late, I get to serve a 5-day pay or quit with the "waived" $300 in it...KNOWING the timing of the court process is the key.

Why would the landlord/property manager/property owner NOT be able to SCREEN a SUBlessee.  The tenant should KNOW that the rent will be paid so submitting their SUBtenant's application to the landlord for screening is a PROTECTION for both of their interests.

I've been working with several prospective new property management clients for the last month as they get their "ducks in a row" to leave their current home and relocate for their employment.
One couple I visited last weekend indicated that many of the area property managers they contacted would not come to their property UNLESS they hired them.

These issues and similar MISinformation have been around for years and keep popping up in the press.  
MY PROBLEM with the article is the use of the PRONOUN "your".....YOUR Realtor should work for you and while the listing agent works for the SELLER, a good BUYER's agent works for the BUYER and these issues should come up in the due diligence of purchasing a property.
