One of the BIGGEST and most COSTLY mistakes that landlords make is to DELIVER notices and communications with residents inappropriately.  Few state landlord-tenant statutes actually REQUIRE that notices be served by Certified (Registered mail is for items of VALUE) mail with a signed return receipt.....YET, many attorneys are still advising landlord and property management clients to serve notices this way.  The USPS estimates that less than 80% of these mailings are ever signed for and retrieved so why this method continues to be utilized escapes me.  While you can certainly send a notice Certified/Return Receipt Requested if your landlord-tenant statutes still … (5 comments)

Our local area rental market is EXTREMELY tight.  Over 50% of the properties listing daily on our Craigslist http://charlottesville.craigslist.org/apa/ are over 30 minutes away and in a different area code.  There is a closer Craigslist "sites" for these listings; however, these landlords and property managers KNOW that the Charlottesville rental home market is lacking inventory for the DEMAND and they want the "spill over".

While on a rental property presentation yesterday where the former residents just moved out and the owners drove from NoVA to check out the property, I noticed that there was no front door mat....Who takes a DIRTY front door mat?  The owners told me they used the builder's mat with the builder's name on it which we quickly found in the garage * 3 of them.

I am moving my office in mid May....not far, just to the first floor of my current office building.  The space is PERFECT....Technology has allowed me to downsize my office and reduce my overhead.

 
I'll have an outside entry directly from the parking lot and a second office/storage area for signs, etc. which I always seem to have in my car.  I can knock the dirt off of them and store in my office rather than bringing them home and taking them to my basement. One of the things that rental property owners and small landlords always think is that the tenant automatically KNOWS what to do when they are moving from their rental property.  This is not the case.  Property managers know that you can NOT reinforce the process too often.  About 2 months before the lease ends, confirm the move-out date AND time....a DAY is 24 hours so the EXACT time that they keys need to be returned is important.  My leases end at NOON on the last day of the lease. Actually, our area has been fairly recession proof because of the University of Virginia, National Ground Intelligence Command, and large local private employers and we are importing new-hires for many highly skilled jobs in the medical, security and education professions.
While local Realtors may promulgate this information to generate sales and listings, I advise current clients of this ranking AND put copies of the Kiplinger article in my rental management proposal to encourage clients and would-be clients to think of their current Charlottesville/Fluvanna as investment so that they can retain it and diversify their investment portfolio with a good rental … (1 comments)

March 19th was "match day" for all medical school residents around the country.  This is an IMPORTANT "Known" date in many real estate offices around the country where there is a teaching hospital in the area....sort of like the date the old Yellow Page ad listing sales closed used to be in commercial real estate (commercial tenants needed to rent their business address in order to be listed).
