This seems like a no-brainer; however, there are still real estate agents who think that handling a listing rental rather than an actual SALE means they can FUDGE the truth. Agents who are leasing unsold property listings or handling rental homes need to TELL THE TRUTH to rental applicants or they can get in TROUBLE with Fair Housing issues * FAST! Today * for the umteenth time in 3 months, I got a call from a local property owner who has not rented their home AND THEIR TENANT IS MOVING in 2 DAYS.
They put a rental listing for their home a few months ago on an OBSCURE website targeted for incoming local JAG families coming to the UVa Law School.  This website used to be helpful; however, it is now stale and is run by volunteers so it is of little or no value and no one can find it.

If you are selling investment or multi-unit real estate * this is the IRS form that you want YOUR BUYER clients to review and that is provided by the Sellers!  I have actually had to send a listing agent this form so that they knew what to ask their clients for!

I had lunch on Friday with a GREAT client who left his large, newer area home to take a higher-paying job elsewhere 3 years ago.  His family bought another home on his and his wife's very high income and now he has gotten another great job opportunity.  He will commute back to his family while taking a temporary job with a start-up medical facility that can use his expertise in trauma surgery.  I L♥VES the tax benefits of being a landlord while sheltering their high income with 2 mortgage interest deductions AND he can write off trips back to our area.  … (7 comments)

I have had some unexpected vacancies during the last few months from residents on leases who have had to relocate for job/employment and family health issues. The latest one is a LARGE, desirable home that I signed a lease on yesterday afternoon.  The current tenant is not delinquent in her rent; yet, the property owner has been HOUNDING me long-distance to get it rented.  He has called, e-mailed and is now threatening me that he can not make his mortgage payment in November if there is no rent for the month.

YES, pols prefer to live "at the Ritz".  While saying that he lives in Searchlight, NV, Harry Reid also calls a $750,000 apt at the DC Ritz Carlton hotel home when he is in town. http://www.politico.com/click/stories/1010/pols_who_prefer_hotels.html The Ritz is the only hotel in DC currently offering residences for sale while the Grand Dame of hotel residences at the Watergate is under construction.  Secretary of State Rice, the Doles and Alan Greenspan have lived here.

property leasing: Some OLD No-Nos are Reappearing for VACANT properties!!! - 10/19/10 05:20 PM
I can tell I have been doing this for a LONG TIME.....I am seeing some of the old "norms" which were NOT a good idea THEN and are certainly not a good idea NOW. 1)  Aluminum foil wrapping stove drip pans.  This is VERY DANGEROUS.  I actually had a kitchen fire in a property in Napa, CA from stove contacts shorting out by the foil.  Cleaning stoves and drip pans is easy with today's cleaners if they are caught quickly.  New drip pans are cheap and available at most grocery stores.

The TRUTH is STRANGER than FICTION. Actor Randy Quaid and his wife, Evi, have a TRO * temporary restraining order * against them for continuing to occupy and break into the guest house at a Santa Barbara, CA property they USED to own and which they continue to insist they still own....although title has passed twice since they sold the property in 2007. The REAL/Current property owner indicates the Quaids have caused over $5,000 damage to the guest house as well as piling up court appearance tickets.

...and the SHORT answer is that it does not.  Most individual property owner/landlords think that all one has to do is post a few photos on Craigslist, get a rental application from Staples and ask a real estate agent to violate their local or state association rules and provide them with a lease form.  After that, it is just getting the monthly rent and making bank deposits.

In actuality, the process is much more complicated from taking the photos *without the day/date stamp that shows the photo is 2 years old * to removing old posts before posting new ones … (9 comments)

I L♥VE my fixed term leases.  They are the norm in our area with UVa students renting by the school year; families wanting to stay in designated school districts AND area new-hires wanting to stay "put" and not move for a year.
