I had a meeting with current property clients yesterday.  They are moving to the Left Coast this summer and while they have their current home on the market for sale, they wanted to know their options in case it does not sell - so we met to go over their rental options and the timeline with regard to their sales listing.

I received a call the other day from an owner/client who lives in the UK.  She comes to NoVA periodically to see her parents and evidently had half a day to drive down to Charlottesville and walk around her property....she always files with plenty of time to book her tickets so I questioned why she did not alert me of her visit so I could notify the residents..,her answer was that she did not think they would mind.

As my profile suggests, I've been a property manager for 45 years.  In my exerience, everytime a property manager or property management firm "disappears", we all get questions and have to have really GOOD answers.

Two property owner/clients I fired in the last 2 years now want to come back.  I've never had this happen before that I can remember.
One client did not like the repair/rennovations I suggested for long-term holding of their property so I suggested they find another property manager.  They elected to try to sell the property and had their Realtor handle the temporary leasing of the property.  Well, it did not sell, the "faux" property manager failed to use the correct leasing forms and lead disclosure, the tenants are gone and the property owners have had no income since December.  … (5 comments)

When I receive an inquiry for my property management services, I request information on the size of the property and location.  If the property is in my geo service area AND fits in my management portfolio * I LOVE 4 bedrooms w/2-car garage that are less than 8 years old * I then ask for the address.  With the approx size and location, owner's name or phone number and address, I can research the property on our local real estate tax assessor's website AND our local MLS....if I think I would like to manage the home and the owner wants to … (4 comments)

IREM (Institute of Real Estate Management) does a study on property management salaries and publishes it to members and to the public.  This information is NOT for on-site/resident managers who are now called "property managers" by some....Long story - blame the National Apartment Association
LICENSED FEE-PROPERTY MANAGERS are different and I suspect the writer of the article Jerry quotes has mixed apples and oranges * bananas and mangos for J's benefit.

It took me a long time to realize how much PITA (Pain In The A-S) tenants and CLIENTS cost me in time and energy to deal.
