One of the HARDEST parts of being a landlord is being able to "pull" applicant credit reports for tenant screening.  10 years ago it was much easier; however, now it is more difficult if one is not a large firm running lots of reports and charging application fees to cover the costs.

This AP article acknowledges something that I have been experiencing for several years.  My residents are no longer using land telephone lines.  They use their cel #s and local cable for DSL/internet access.  In rural areas with no DSL, they are using HughesNet for internet and DirectTV for tv reception and may still have no land line if they already have a cel phone since they can get faster internet through HughesNet than telephone dial up.
For this reason, I changed my rental applications several years ago and removed the blanks asking for business and home telephone numbers for applicants … (3 comments)

Reluctant Landlords see the $$$ and not the $$$$$$$....they chase the few bucks they will loose if they do not rent their property QUICKLY and have to come out of their pocket for a mortgage payment and they do NOT see the many bucks they will loose if they take the wrong/unscreened residents who stop paying their rent, loose their jobs, or as is the more common case, vacate the property with no notice.

I ask this because in my over 40 years as a property manager, I have seen where it used to take 3 days to screen a rental applicant, it now can take less than 15 minutes.   I remember calling the credit bureau, giving my firm's passcode and the applicant's SS# and it would get a call back the next day with very sketchy credit information.  Originally I would take the information down long-hand and then the credit bureau gave us sheets that we could use to fill in the information - this was BEFORE faxes and computers.  I would call employers and I would call current … (11 comments)

I recently wrote a blog and a client newsletter article about the leasing process.  Many property owner/clients think it is an EVENT * SHOW & LEASE.....in actuality, it is a PROCESS and the SHOWING, while important, is often not even in the process.....sometime residents rent sight-unseen so the web marketing portion of the process is VERY IMPORTANT.  Sometime residents look at one property and then rent another in the same area when they see what is available within their pricerange.
It is important to have all parts of the process covered so that good prospects don't get away or go elsewhere.
