SMART DIY landlords and professional property managers know that PREscreening tenant prospects saves EVERYONE and $$$. Having a PREscreening phone script or e-mail response is KEY to starting this process and the questions and responses will assist landlords/property managers in determining if the NEXT Step is appropriate. Although my rental inquiries usually come through my website with some PREscreening questions, I like to ask them again just in case. 1) When are you moving? I've been working on my lease renewal spreadsheet for 2012. With fixed term leases, I task residents with advising ME in February if they wish to renew their lease for another 12 months. While many do not do this, for the last 3 weeks, residents have been e-mailing and sticking notes with their rent checks that they want to RENEW their leases. Although I try to warn residents of the issues effecting non-renewal of their lease * 2 pay or quit notices in 12 months * excessive maintenance requests (dripping faucets that do not drip when the plumber checks) * these (10 comments)
I have been mentoring several local newbie property managers for the last several years. One group has expanded their business and NOW I am following them in the number of properties and clients I manage. For the last several years, we have had the same property management software, website provider, used the same service vendors. NOW they have now out-grown all of those AND they want to "do it in the CLOUD". I'm fine with pencil (15 comments)
These seem to start in January and I try to PRE-screen some of these contacts for the type of property and intent of the property owner. I started receiving an e-mail about 2 weeks ago about my services and while the owner gave me a general area of their property, they kept asking me for my literature - management agreement. I know the ANSWER to the "mystery" question on FoxSnooze this AM....It's RUSH LIMBAUGH's B-day. When I lived in NoCA, I remember seeing the billboard on the side of I-80 in his Sacramento radio market area. I did not know who he was and thought the message * Wouldn't you like to PUNCH Rush in the Morning"? was cute. When I moved BACK to the Right Coast, I was able to see his half-hour TV show with his ties, etc and then, when he moved his radio show to Florida, I often listen to him in the afternoons - between noon (6 comments)

I am mentoring a local real estate FRANCHISE that wants to go into property management to 1) stay alive in the real estate business; and 2) service the many clients in the area who can not sell their homes. We had had 2 meetings over the last 30 days - both at their office which is READILY identifiable as a real estate franchise office. I have suggested that they SEPARATE their brokerage and property management and that have a sign made that identifies them as having renal homes available to post in front of their office on a HEAVILY traveled (5 comments)

This was the first for me.....while working in my office doing end of 2011 owner statements today, I received a call from a woman who wanted to know if ALL of my properties allowed pets? When I answered YES, I allow and welcome pets in my properties, she went off with 4-letter words about how everyone allows pets in their rental homes in our area and there is residual urine, etc. in the carpets that the next residents do not know this and move-in and there are GERMS! The AC unit at one of my rental properties went down last month. I received a bid from the HVAC service firm that I have used for the last 5 years - GREAT service; REASONABLE prices; treat my residents with RESPECT.
The property owner did not like the bid and got another/second bid for LESSER equipment at a lower price. She went with the lower price. The equipment was replaced in the attic and the resident noticed a pool of water near his front closet for a day and he put a towel down. On the "week after install" (71 comments)
