Do you need to be certified to be Green?

Charles is correct. It seems that many people feel a home and builder needs to be certified. However, many builders here in Charlottesville have been building Green for years!

In our Real Estate market, many of our builders have been building to Green standards for years.

Now I am not promoting any one builder here, but I say this so that buyers understand that many builders are not just aware of the environment, they actually care.

LEED Certification

We are seeing LEED Certification on many homes and many Charlottesville Home Builders are building Earthcraft Homes.

So when thinking Green Charlottesville Homes, does a builder and home have to be certified to be Green?

I think the answer has to be left up to the buyer. But is it worth the process and cost to be certified if the home is 95% green without it?

Again these are some of the questions that Charlottesville Buyers have to decide, but I can tell you it is a good sign that builders are ahead of the curve in Charlottesville.

I recently compared the cost of new construction from Greene to Albemarle and was shocked at the difference (my clients are made aware of these comparisons). When you are looking for Just Listed Homes in Greene County, Remember Greene County as it is not far from Charlottesville and has some great vistas!!!

The Real Estate market everywhere is constantly changing and Greene County Virginia is too.

Well maybe not all but I want to make my clients aware of why I started Charlottesville Real Estate Solutions. Many people know how I got into Real Estate after moving to the Charlottesville area 11 years ago. There is a lot about this subject on my website – Charlottesville Solutions

The reason that I started Charlottesville Solutions is actually very interesting. You see when I started in real estate I worked at a large brokerage and it was eye opening. A large brokerage is like a large ship, it moves slowly and deliberately, but it does take time.

I then went to a dynamic franchise real estate firm in Charlottesville. This was very interesting to see some top agents that all operated independent from one another. It was like a lot of faster boats but all going in different directions.

This background prompted me to start Charlottesville Solutions. We are a boutique firm focused on using technology to solve the needs of our clients. When it comes to looking at land and considing New Construction in the Charlottesville Real Estate Market, Charles is at the top of my list to refer. He has a background in Engineering and understands the process better than most agents.

When looking for Charlottesville land to build on in the Charlottesville Real Estate market there is a lot to consider.

Price is always a concern but I can tell you from experience that price is not everything. We need to be able to build the home you desire on the lot so the topography is critical. We want to be aware of adjacent parcels and surrounding areas, including schools.

One of the biggest surprises I have seen is a person looking at a lot and not knowing that it is within 1/10 of a mile of our old county dump. So we need to understand wells and drain fields.

This is just scratching the surface of what is involved, be sure you are using an agent that represents your interests and who has experience with land and new construction.

OK, so I am using the title of this post to make a point.

I just closed on a home in Charlottesville and one of the first things that I discuss with my clients is the locks. You see a person who buys a home is always excited to get the keys to their new home but they come with a warning….

You never know who has had the keys to your new home and one of the first things you should do is contact a locksmith and have the locks re-keyed.

This is a safety issue as during the process of a home sale several people have had access to the keys to your new home. This includes the sellers, their family, neighbors, agents, inspectors, repair companies and the list goes on and on…

This is a big purchase and your family safety is very important too.

So just make the call, we will all sleep better tonight

final note: this goes for new construction too.

Why is my Charlottesville Real Estate Agent so Vague?

This is such an excellent post regarding why an agent needs to watch what they say.

Selling Charlottesville Real Estate is always exciting and we often want to share what we know, but we must watch what we say.....

It seems like my agent is dancing around my questions... Why is this?

Schools – It may sound vague when an agent talks about schools but Buyer and Listing

agents can not “steer” a client to or from a school.

Crime – I hear it all the time, how is the crime in this area. Again an agent will be vague and refer you to a website or the police dept.

Race and Religion – Who lives in this neighborhood. This is a biggie. Think about this for a minute, agents can not give you a cross reference of nationalities or religion in an area. We can not even tell you if there are a lot of kids in a neighborhood. We will say something like “well, when we drive around, let’s see if there are play-sets and bicycles”.

Sex-offenders/Megan’s Law – We actually write this one into our contracts, giving you a place to look for this information, but as an agent, we can not do this for you.

I recently was talking with a prospect who was moving to the Charlottesville area. They were very interested in homes in the city and specifically "non-cookie cutter" homes.

Well this is great, I told them, and I can certainly show you homes in the city but the truth is that I am not an expert on these older homes. I have an associate who lives and breathes the downtown Charlottesville market area and would it be ok with you if we enlist her assistance?

You see, we at Solutions are not as interested in closing a sale as helping you find the perfect home. This just makes good "horse" sense to us.
