Changes in Single Family Knoxville, TN Foreclosures Sales 2004-2011
Knoxville TN Foreclosures have been a topic that has dominated talk of the Knoxville real estate world the past couple of years. The allure of the "good deal" is something that attracts may buyers to Knoxville foreclosures. However, just how prevalent are foreclosure sales in the Knoxville, TN area? According to the research I complied using only the Knoxville MLS, the Knoxville TN area saw an increase in the total % of foreclosure sales in 2008. However, since 2008 the % of foreclosure sales vs non-foreclosure sales have remained fairly constant.
Below are tabular results of the data I complied in an easy to read chart.

I rarely watch the news anymore as it has become overrun with negative stories and reports. I think what kind of impression someone would have of our country if the only source of information they had access to was the news? I am quite certain they would get the impression that our country and the average Americans life was nothing short of a horror story.
Sure there are disasters and bad things that happen, but there is also a lot of good and many reasons to celebrate. As a local full time REALTOR®, I often get asked, “so how bad is the market right now?” Most people seem to think it is absolutely horrible; by to people talk you would think almost everyone out there is hanging by a financial thread.
Therefore, I thought it is time to report some good, positive news for once. For example, recent reports shows that over 30% of all homeowners own their homes outright….they owe no mortgage…own if free and clear.
According to Realty Trac, in July 2011, in Knoxville, TN there were 190 Foreclosed Properties. That is 1 out of every 1041 were in foreclosure. When I told a friend this amount, there comment was “wow that is a lot”, but really what does translate to? From a percentage stand point only 0.096% of all Knox County homes are in foreclosure. If you take this number and compare it to other things, you can see just how few Knoxville homes are in Foreclosure and how fortunate we are compared to other areas.

The Knoxville Real Estate Market has no doubt seen better times and the past few years, while they have been a bit rocky, are not nearly as bad as one would think. Homes indeed are still selling, and Buyers in Knox County TN are still paying an average of 95% of list price for real estate in Knox County.
In July 2011 361 single family homes sold in Knoxville TN that were located in Knox County. The average listed home price that sold during July 2011 was $215,679 and the average closed price was $204,874, showing that homes are selling at 95% of list price.
The Knox County TN Condo/Planned Unit Development Market had 57 sales in July 2011. The average condo/PUD was listed for $176,605 and closed for $167,409, selling for 95% of sales price.
So how did this past July compare to July 2010?
In July 2010- 323 single family homes sold (sales for single family homes were up 11.76% when comparing July 2010 to July 2011) 83 Condos/Planned Unit Development homes sold (sales of Condos/PUDs were down 45% July 2011 compared to July 2010).
In summary, while sales may still not be where we would all like them to be the Knoxville TN real estate market is still healthy and in regards to single family home sales this year was better than last.

Early this morning we received a phone call from a person we have never met before that was interviewing Knoxville REALTORS® to sell their Knoxville TN Home. The conversation went something like this:
Seller: "I really want to sell my home, what is the lowest commission you will offer. I want to go with the REALTOR® that will give me the lowest commission."
After questioning this person a little more I find out:
1) That their home has been on the market for over 2 years and with 4 different listing periods/agents.
2) That they really want/need to sell their home.
3) The last 4 agents were picked ONLY because they offered them the lowest commission.
I then state "well you have tried 4 times now to base your decision solely on commission and you still have not gotten the results you want, your house has still not sold. Unfortunately housing prices in your area have dropped and I see that with each listing you had you decreased your list price and still has not sold. Do you think there might be other things you may want to consider when hiring your next REALTOR®? For example, how they advertise and market their properties? There is a lot of work that goes into marketing and advertising and commission is only one small piece of that puzzle. "
Seller then states "The only reason that my home has not sold is because only 20 house in Knoxville TN have sold in the past 2 months".
Me: "Sir, that is not at all correct, homes are still selling, in fact there have been over 700 home sales (not including condos) in the past two months. Do you mind me asking where you have gotten your data?"
Seller: "I just know the truth and am not going to argue with you".... CLICK
I can't think of a single person who "enjoys" paying a service fee, be it that of a plumber, doctor, electrician, or even your dog groomer. Everyone would love to pay less. However, service does come with a price and for me personally, I am happy to pay for a job well done.
