selling homes in knoxville tn: Is Hiring a REALTORĀ® Solely On Their Commission A Wise Choice? - 08/01/11 02:28 PM
Early this morning we received a phone call from a person we have never met before that was interviewing Knoxville REALTORS® to sell their Knoxville TN Home.  The conversation went something like this:
Seller: "I really want to sell my home, what is the lowest commission you will offer.  I want to go with the REALTOR® that will give me the lowest commission."
After questioning this person a little more I find out:
1)  That their home has been on the market for over 2 years and with 4 different listing periods/agents.
2) That they really want/need to sell their home.
3) The last 4 … (3 comments)

selling homes in knoxville tn: Some Areas of Knoxville TN are now in a Sellers Market- The Market is Picking Up. - 08/09/09 03:14 PM

As a full time Knoxville REALTOR® I have seen the Knoxville real estate market pick up quite a bit lately.  The large dark bags under my eyes tell the story of 12-18 hour work days 5 out of the 7 days last week.  Am I complaining, absolutely not!  The Knoxville real estate market is starting to make a rebound and in several areas it is actually now a Sellers Market.
So what defines a Sellers Market?  A big indicator in the type of market is the absorption rate- this lets you know how long it would take to absorb the amount … (2 comments)

selling homes in knoxville tn: Absorption Rates and How it Affects Sellers - 06/29/09 10:18 PM

Having two small children and several rescue animals I know how important the concept of absorption is- I need highly absorbent paper towel and napkins to clean up all their spills (they inherited their clumsiness from me).  I also know that kids absorb information quickly so you need to be careful what you say around them because sometimes they absorb the "wrong" thing.
The concept of "absorption" is even more important in my career as a full time Realtor.  Before, I ever put a home on the market I always calculate the absorption rate.  Absorption rate is a concept and practice that is … (18 comments)

Attention Sellers: Do you have all the Necessary Ingredients for a Successful Recipe to Sell???
In the past year and half the real estate market as we knew it was turned upside down.  In many parts of the country Sellers no longer had the luxury of placing their home on the market and having it almost instantaneously sell.
Jump forward to the present.  In order to have your home sell in a reasonable amount of time you need to have a recipe for success.  Here is a list of essential and critical ingredients to having a successful home sale.

selling homes in knoxville tn: How to Exorcize the Vampire and Monsters in your Life - 03/25/09 11:04 PM
In the darkness of the night, they surround you, mocking you, stealing from you in your sleep.  If you listen carefully you may be able to hear their monstrous grumbling or see the bright gleaming light piercing through the darkness...you are surrounded by monsters- some say they are vampires, some refer to them as Phantoms, to your energy bill they are pure EVIL.

To the naked eye they appear harmless, but looks are deceiving.  The true terror is in their almost criminal stealing of energy.  Did you know that even when an appliance is turned off that is still sucking … (6 comments)

selling homes in knoxville tn: Feeling All Washed Out? Will Waiting it Out Be Good Enough? - 01/11/09 08:23 PM
There is no escaping the Gloom and Doom that the media portrays, and as much as I try to promote a healthy market in my area (as Knoxville, TN is still in good shape) and get out the word that real estate has, and will always be a local market, I find consumers can not get "the hard economic times" out of their head.
About a month ago I was sitting around trying to think of creative ways to try to get through to my clients that the Knoxville, TN real estate market is still going strong and with interest rates … (5 comments)

2009- The Season to Sell- Let Me Tell You Why!
Hooray, a new year is here, a year filled with tons of great opportunities for those ready to take control of the unique possibilities out there for Knoxville Tennesseans.  Your neighbors, your friends, the media, may have told you that now is not the time to Sell, and that unless you absolutely have to move you should wait.  However, in reality now is the perfect time to TRADE UP!
Perhaps your expanding family has made your current home a little bit too cramped and you are in need of more room.  … (0 comments)
