Sorry guys but there is a point to this will finish up shortly.&amp;nbsp; In the interim, check out www.sitemeter.com it is great for tracking traffic on your website and literally show you each and every page, entry, exit and in between.&amp;nbsp; Ip addresses, location of ip address, etc., etc.&amp;nbsp; Actually the only reason you would change your ip address is to disguise yourself.&amp;nbsp; I have a person who is so infautuated with me that they actually spend hours and hours on my website.&amp;nbsp; After some time they changed their ip address thinking that I would not know that it was them, but I do.&amp;nbsp; This person has attempted to break into my Point 2 account among as the most of you stated numerous other ridiculous things, like altering listings.&amp;nbsp; Seems a little pathetic to me.&amp;nbsp; It must be they have NO life left.&amp;nbsp; My computer guy was able to divulge the information to me through a product called site meter.&amp;nbsp; In any event, site meter is a really great FREE tool which can be added to your website.&amp;nbsp; Sitemeter provides you with statistics including traffic, to and from hits, search words, referring url and, of course, lastly the identity of certain ip addresses via location if required.&amp;nbsp; There is a small fee for this information.&amp;nbsp; In any event, this is great information for those of you who have websites.&amp;nbsp; Alternately, this is also a little &quot;i SEE YOU&quot; for the person alternating ip addresses and spending endless hours of their pathetic little life on my website.&lt;/p&gt;</description>

      <description>&lt;p&gt;The Town of Islip recently instituted a crack down on illegal apartment rentals in One family homes in the Town of Islip.&lt;/p&gt;&lt;p&gt;Having borne the burden of a Town Official mascarading to be a potential Buyer at a recent Open House, I cannot help but feel passionate about the underhanded unscrupulous manner these Officials have utilized to fine not only the Real Estate Agent, but also the Homeowner.&amp;nbsp; Many of my recent homeowners purchased their homes in the exact same setup as they are in today.&amp;nbsp; Just recently one of my homeowners was fined for having walls in her basement and a bathroom.&amp;nbsp; The homeowner purchased her house just that way less than 7 years earlier.&amp;nbsp; The town has now fined me for representing a single family home with illegal walls and also fined the homeowner for having walls in her basement.&amp;nbsp; This homeowner&amp;#39;s english and communication skills being somewhat strained, the homeowner is unable to understand WHY she would be fined at this point when she has not changed the layout and the house was sold to her in the exact same layout.&amp;nbsp; My seller has no money to correct the situation and this is why they are selling the house in the first place, NO MONEY.&amp;nbsp; She turns to me and asks me what she should do?&amp;nbsp; As a real estate agent and NOT a town code enforcer, I have no idea.&amp;nbsp; I only know I no longer want the listing for fear that additional fines may be&amp;nbsp;coming my way.&amp;nbsp; I do a written release and say a prayer.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Now,&amp;nbsp;in Islip Town, Realtors will no longer be able to turn the other cheek even though most of us do not have any idea what Islip Town Code is.       <description>&lt;p&gt;Suffolk County has recently enacted the Peconic Land Trust which is responsible for saving many of the Horse Properties still left on Long Island.&amp;nbsp; With the rising cost of boarding your horse, considering a purchase right now is your wisest defense.&amp;nbsp; Historically the property prices and loan rates are at an all time low.&amp;nbsp; Why not consider a purchase right now?&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;NYS in 2006, enacted a conservation easement tax credit (CETC)&amp;nbsp;which entitles land restricted by a conservation easement a 25%&amp;nbsp;tax credit of school, county, and town real estate taxes paid.&amp;nbsp; Land owners will be able to claim this credit for the taxes they paid in the calendar year 2007 when they file and annually thereafter, not to exceed an annual maximum of $5,000.00 per taxpayer.&amp;nbsp; Certainly, this will impact the consideration of horse property purchases on Long Island.&lt;/p&gt;&lt;p&gt;&lt;u&gt;WHAT QUALIFIES AS A CONSERVATION EASEMENT?&lt;/u&gt;&lt;/p&gt;&lt;p&gt;In order for a property (landowner) owner to qualify or the conservation easement tax credit, an easement must meet several requirements.&lt;/p&gt;&lt;p&gt;The easement must serve to protect open space, biodiversity, or scenic, natural, agricultural, watershed or historic preservation and that have the power to acquire interest in real property.&lt;/p&gt;&lt;p&gt;The easement must be filed with the Deparment of Environmental Conservation;&lt;/p&gt;&lt;p&gt;The easement must qualify with Internal Revenue Code 170 (h) it was donated or partially donated (sold for less than market value)&amp;nbsp;to a prblic or private conservation agency.&lt;/p&gt;&lt;p&gt;&lt;u&gt;CAN I CLAIM MORE THAN ONE EASEMENT?
