I spent most of yesterday afternoon attending three inspections on a property located in the Russian River area. There you will find a huge redwood forest with the Russian River running through it. Once a popular Summer vacation destination, most of these Summer cabins have turned into permanent homes.
The MLS print-out said that this property was on STANDARD septic. The listing agent chose this option among the other choices which are Cesspool, Holding Tank, Septic Engineered, Sewer Private, Sewer Public, Other and None. So what does a STANDARD septic look like?

The 30th Annual Cotati Jazz Festival kicks off at Noon on Saturday, June 19th. This years theme is Antiques, Pianos and Jazz, Oh My! and is FREE to the public. I was driving to the store yesterday when I spotted a huge colorful tent. My first reaction was CIRCUS!! This is just a knee-jerk reaction I have because I've never been to a traditional Big Top Circus. All we ever had in my small hometown was an occasional carnival in the Pay Less parking lot. Rats.
So no, this isn't a venue for a Circus, it's a fumigation tent. Once the tent is properly sealed, the fumigation company will fill this tent with a lethal gas that will penetrate every crevice in the building. This will result in the extermination of … (13 comments)

In the Summer of '77 I was playing guitar in an all-girl band from Eugene, Oregon and touring several western states. One of our gigs was for two weeks at the Fresno Hilton on Van Ness. We learned there was a rock concert venue close by and the Hilton was where the musicians would stay the night.

I was driving through a parking lot where both my MLS and local AOR have their offices when I caught something very blue out of the corner of my eye. What is that, I thought, a smurf? So of course I had to loop around to get a closer look.
It's Lucy! Thirty Lucy Van Pelt statues, all hand painted a different theme by local artists, were released for public display last week and I had just found one of them. And she isn't alone. A few yards away is her Peanuts pal Snoopy. I'm nuts for Peanuts.

Yesterday evening I met with a brand new client to show her some homes for sale. Something didn't look quite right with the second home, so I double checked the showing instructions. Vacant, go and show, lock box on porch, use probate contract. OK, I thought, the truck parked in the driveway might belong to the previous owner and the family hasn't sold or moved it yet.
I noticed there wasn't a real estate sign. This isn't uncommon since we have had problems with squatters and rent scams. The front door is open, I can hear sounds coming through the screen … (15 comments)

This afternoon I attended a seminar that was presented by one of our go-to guys for permit research. He also helps home owners through the process of "righting" their violations of unpermitted work. The room was packed with agents from all over the County.
The first 15 minutes was worth the price of admission! While agents have been visiting our County permit department and re-learning how to operate fiche machines every time we do permit research, some of the BEST property records have been elsewhere all along.

SHORT SALE BUYERS BEWARE - LENDER approval doesn't mean SELLER APPROVAL.
Here is the scenario. You are planning to buy a house that requires approval from the existing lender(s). After months and months of patiently waiting, the listing agent announces that they are in receipt of the lender's short sale approval letter. Excitement abounds while you immediately plan for inspections and an appraisal.
