Today, I'm watching an agent drown in a glass of water. The ball is in his court, his voice mailbox is full, he hasn't answered my e-mails and the asset manager is getting impatient. The situation isn't difficult ... when a counter offer is presented there are only three possible answers. Accept, reject or counter back. The asset manager is asking the buyer to waive their inspection contingency. Since their offer is all cash with no loan or appraisal contingency, this would put the buyers substantial earnest money deposit at risk from the moment the ink dries. So what does the

FREE! Cotati Jazz Festival - Saturday June 16th! - 06/16/12 07:44 AM
Looking for something to do today? How does FREE sound? Cotati is having its 32nd annual Jazz Festival in downtown La Plaza park and several surrounding venues from Noon until 7:00PM. It's supposed to be 95 degrees today, so bring your sunscreen and perhaps a spray bottle to keep you cool. There will be plenty of food, drink and entertainment. Grab a lawn chair or a blanket on your way out of the house and you will be set. Have fun!

Do you know where your estimated tax payments are? - 06/04/12 12:19 PM
I've had a couple of fun filled weeks talking to the IRS about money I supposedly owe them. After several conversations, faxes and reconciliations, I think we have finally figured out where the screw-up mistake was. The estimated tax payments I made in 2011 were credited to SOMEONE ELSE. I was able to get a photocopy of both sides of my canceled checks and I faxed them to the IRS ... more than once. For a minute there, I thought I was in the middle of a short sale, I guess the fax machines at the IRS work

An underwater mortgage is NOT a hardship - 06/04/12 10:52 AM
During the course of doing business, potential sellers ask me about the short sale process and how it works. I'm more than happy to sit down with home owners and explain bank idiocies procedures of submitting a request for short sale approval. The stumbling block, however, is when I get to the part about writing a hardship letter. That's when the deer in the headlights expression comes across and I'm asked "what do you mean by a hardship letter? Here's the deal ... a potential short sale seller must write a personal hardship letter to the bank explaining why they CAN'T
