Sonoma County Home Sales - November 2015

It's pretty obvious in Sonoma County that buyer and seller interests have turned towards the holidays. Only 362 homes sold in November 2015 compared to the busy summer month of July 2015 when 545 homes sold.
The median home price slipped yet again, after hitting this years median high of $545K, also in July 2015. It will take a few more months to find out if this is a market trend or if we are just experiencing a slowdown of higher priced home purchases.
The average Days On Market is up just slightly, but 63 days is … (1 comments)

Sonoma County Home Sales - October 2015
The median home price in Sonoma County dipped again during the month of October. We have been watching that number closely after it took a wild swing during the real estate market crash. In January 2012, the median home sale price was $300K, and has been clawing its way back up ever since. Our most recent high was $545K in July 2015, yet now is slipping again.
Home prices in Sonoma County are up anywhere from 7% to 15% from a year ago, depending on which month you look at. Either way, home values are up. … (0 comments)

Sonoma County Home Sales - August 2015
Home sales in Sonoma County were lower in number than the two previous summer months, but the median home price rose just slightly. The current median home price in Sonoma County is $547K, which means there are still quite a few homes that are under water. The all time high median home sale price was $619K in 2005. Will we get to that price again? Eventually, but I don't know if it will happen during this particular real estate cycle.

Sonoma County Home Sales - July 2015

July 2015 was another strong summer month of sales in Sonoma County, with about 40 more homes selling than in June. The median price of a home in Sonoma County, $545K, is the same as it was last month. The all time median high was $619K in August 2005.
Once again, 50% of the homes sold in Healdsburg sold for more that $1 million. Healdsburg, a small town that was looking a bit tattered just 20 years ago, is one of the busiest tourist attractions in Sonoma County today. If you want to have dinner there, … (0 comments)

Sonoma County Home Sales - June 2015

Let the race begin! Summer is historically the time of year where we see the most home sale activity. It makes sense, since families don't want to disrupt schooling, especially if they are moving into a new school district. I call this time of year "musical chairs".
As I predicted a couple of months ago, the median price for a home in Sonoma County has stayed above the $500K mark with no sign of slipping back into the 4's. We are still quite aways from the all time median high of $619K which we hit in … (0 comments)

Sonoma County Home Sales - May 2015

As the median home prices inch higher and higher in Sonoma County, it appears that many would-be home sellers would like the prices to rise faster. During May 2015 we've been experiencing a large number of price reductions and homes being withdrawn from the market.
Why? Sellers priced their homes too high. Even if a buyer was to agree to an inflated home price, there is just this one little problem called an appraisal. If the home doesn't appraise for the offer price, the home buyer will have to make up the difference in cash. That … (2 comments)

Sonoma County Home Sales - Apr 2015

Last month, I predicted that the median price of Sonoma County homes sales would stay above the $500K mark for quite awhile, after watching the price dip back down into the $400's time and time again. It looks like that prediction is holding true.
Sonoma County hit a median high of $538K, the highest since the market crash of 2007. The record median high for Sonoma County was $619K back in August of 2005. Here we are almost 10 years later with prices still inching up and up again.
Like all markets, the real estate market tends … (0 comments)

Sonoma County Home Sales - March 2015
When you think of California these days, the word DROUGHT comes to mind. Sonoma County has experienced its share of low precipitation, but we are experiencing another type of drought ... INVENTORY. March 2015 actually saw an upswing in new listings, hopefully a sign of what more there is to come this summer.
The Sonoma County market as a whole has been acting like that famous snail that fell to the bottom of a 30 foot well, and is trying to get out. The snail crawls up three feet during the day, then slides back down … (4 comments)

Sonoma County Home Sales - February 2015

If I were to sum up the real estate market for February 2015 with one sentence, I would say "it really sucks to be a buyer right now". Seriously, the inventory of homes for sale in Sonoma County has been dismal at best for several months with no end in sight. A grand total of 243 homes managed to close (in the ENTIRE country) in February, and the good news is ... that's 15 more homes than what closed in January!
Okay, enough of the whining, because where we are … (0 comments)

Sonoma County Home Sales - January 2015
Well ... January 2015 was a typical January. Not many homes closed because not many folks were seriously house hunting from Thanksgiving through Christmas. The total number of sales of Single Family homes for the month of January 2015 was 226. That is down 18% compared to a year ago when 275 units sold.
This is a reflection on the extremely low volume of inventory in Sonoma County. The median home price, on the other hand, is 4% higher, coming in at $479,500.00. Let me show you a chart that shows home prices in … (0 comments)

sonoma county real estate: Sonoma County Home Sales - December 2014 - 01/22/15 04:30 PM

Sonoma County Home Sales - December 2014

Sonoma County home sales went out with a bang in December, with the median home sale price rising to $516,500.00. That is an 11% rise in value compared to the same time last year. Here is what home prices looked like in each area of Sonoma County in December:

The most expensive areas to buy a home in December 2014 was Sebastopol, Healdsburg and the Sonoma Coast. Northeast Santa Rosa was surprising with a median home sales price of $600K. The disparity in prices between the East and West … (1 comments)

Sonoma County Home Sales - November 2014

Imagine my surprise when I went to post home sales for December 2014 only to find out that I forgot to post November's results. I know exactly what happened, I was creating a spreadsheet with November's data on December 20th, the day my brother arrived from Oregon to celebrate Christmas.
Well, that's my story and I'm sticking to it. Let's take a look at sales by area in Sonoma County:

The three most expensive areas in Sonoma County in November 2014 were Petaluma West, Sonoma Valley and Sebastopol with the … (0 comments)

Sonoma County Homes Sales - October 2014

It amazes me to see how Sonoma County shifts as far as the least or most expensive areas to live in. Twenty five years ago, the least expensive area was the Russian River, affectionately referred to as West County.
That isn't the case any longer, as more and more homes that were built to be summer cabins have been refurbished to allow year-round living. This included adding insulation, adding a heat source other than a pot bellied stove or fireplace, and adding dual pane windows. Many homes were also raised to avoid … (0 comments)

sonoma county real estate: Sonoma County Real Estate Market Report July 2014 - 08/19/14 02:53 PM
Sonoma County Real Estate Market Report July 2014
The big news this month is that the median home price of a single family residence in Sonoma County topped the half million mark during July 2014. The historic median high was $619K in August 2006. This past month the median capped at $506,500.00. The slow but steady climb in home sale values since 2009 is making it easier for sellers to sell, but much harder for buyers to buy. It is becoming hard to find anything less than $400K for buyers who are looking for a move-in ready home.
Here is a … (1 comments)

Sonoma County Home Sales July 2014
Well, it was bound to happen. The median home price in Sonoma County topped the half million mark last month. Specifically, the median sale price for a single family residence in July 2014 was $506,500.00. The last time we saw this number was over 6 years ago in 2008.
The value trend in Sonoma County has been making a slow but determined recovery since the last market low in 2009. Foreclosures and short sales no longer dominate our market, we are back to a "regular sale" market that happens to be swinging steadily in the … (0 comments)

Sonoma County Real Estate Market Report June 2014
Woo hoo, we had another uptick in the number of new Single Family Residence listings during June 2014, compared to June 2013. But there are still more buyers out there than available homes, creating a supply and demand situation that has continued to worsen in Sonoma County over the past two years.
Even with the new listing uptick, the supply of inventory stood at 1.9 months during June. What this means is if no more listings were introduced to the market, ALL homes would be sold within 57 days. It also means that … (0 comments)

Sonoma County Home Sales June 2014
The number of home sales dropped slightly during the month of June, but overall the median home sale price was up 14% compared to a year ago. Last year at this time, homes priced just over $400K were setting the pace, but this month almost half of the home sales were over $500K. Inventory continues to be a big problem for buyers, we are seeing home values continue to rise while inventory is still less than desirable. Lower priced homes in Sonoma County are now considered anything priced under $500K, with multiple offers still common … (0 comments)

Sonoma County Home Sales May 2014
Homes sales in Sonoma County picked up again in May 2014 after a sluggish month in April. It appears we are gearing up for the normally busy summer months. We are seeing home values continue to rise while inventory is still less than desirable. Lower priced homes in Sonoma County are now considered anything priced under $500K, with multiple offers still common on almost every sale.
Here is what took place with home sales in Sonoma County during May 2014:

Sonoma County Home Sales April 2014
Who put the brakes on? Are buyers getting so frustrated that they have stopped looking for a home to buy? Actually, that would not be a bad thing inventory wise, we are still lacking in that category. This past month, we didn’t see double digit increases across the board like we did in March. Instead, we experienced a little bit of a decrease in some areas, where others remained flat. Overall, it would seem that the market is flattening out a bit which it needs to at some point. Sonoma County home prices have increased … (0 comments)
