sales statistics: Fort Collins Colorado Area Sales Statistics and Market Data - 02/20/08 10:38 PM
As of Feb 20 there are 257 homes on the market in Fort Collins Colorado These are priced between 150,000 and 250,000 with at least three bedrooms and two baths. Of these 57 are Under Contract and 13 are Bank Owned or REO foreclosed homes. Just a snapshot but it is telling, in that the national media depicts a much worse market in terms of absorption and foreclosure activity. I know that my partners and i have been very busy through the winter, posting sales worthy of the Keller Williams Platinum Award for the second year in a row. I expect the increased commercial development along the Harmony

As of Dec 19 we have about 900 Single Family Detached, with 120 under contract. So of 911 homes only 29 are bank owned/REO, and 10 of those are under contract. There are much higher foreclosure rates East of us, in Weld County. When staggering numbers of Weld are added.2500 sfd currently on the market, only a 100 under contract and Bank Owned?.... 349!, Lumping the two locales together paints an inaccurate picture of our market.

This graph shows our inventory and the average days to sale. The condo/attached dwelling and commercial markets are not included in this analysis. In my experience the market is experiencing an upswing that can be attributed to seasonal activity. There is an alarming number of short sales on our MLS, close to 60 with 10 of those under contract. There are also 60 Bank owned on our MLS, and dozen of those are under contract. I expect those numbers to rise, as foreclosure activity increases. There are 14 million homes in foreclosure, nationwide, and another 14 million loans are set to adjust this

As of Jul 30 2007, there are about 750 single family detached homes for sale in the City of Fort Collins, Colorado, priced between $150K and $350K Of those about a 150 are currently under contract, or "in escrow" in California-speak.;D About 200 are under $200K and about 100 are $300k to $350k About 25 are bank owned and 10 of these are under contract. In the last 90 days about 600 homes have sold with the above criteria, and about 200 of those sold for between $150K and $200K About 70 sold for $300K to $350k. About 35 bank owned properties
