Other SRES Realtors - What Do You Do? - 09/29/07 08:16 AM
I'm in the process of putting together a team to do seminars to several target markets, but primarily focusing on the Seniors market, and I wanted to see if othes professionals are doing this, and if so,  what they do, and how they do it.
I've currently got a financial planner, a 1031 exchange representative, an insurance guy, and we are working on an estate attorney.
I'm thinking about an hour, maybe an hour and half, with snacks/coffee.  Just curious as to who else has had success with similar concepts, and if they would mind sharing?  Thanks!

My Tivo Died Today... - 09/28/07 06:07 PM
Ok, I know this will sound ridiculous to anyone who DOES not own a Tivo (or similar system), but my Tivo started acting funky last night, and would not let me delete programs I had aleady watched...which made me realize something was very, very wrong.
I tried restarting a few times, that didn't work. I unplugged everything and replugged everything. Didn't work. Finally, went to the ABSOLUTE LAST EXTREME of deleting EVERYTHING.
Which should take about an hour....and was still under way about an hour ago - way more than an hour.

I went to a local Realtor/Builder Tradeshow yesterday, and outlined my most recent first time homebuyer story:
The buyer wanted a specific neighborhood, which was slightly ($10K+) over her stated price range.  I showed her 3 homes, one of which was in the neighborhood she requested.  She liked that one best, and we went about writing an offer.
The seller wouldn't budge.  We found another on in the same neighborhood, bigger lot, larger house, hungrier seller.  We negotiated a great deal, including the seller paying buyer's closing costs. The buyer's payment increased about $70/month for the house she loves.

Condo Short Sales - Jacksonville - 09/26/07 03:49 PM
I've recently noticed a slew of listings coming on the market in short sale positions - for example, a recent condo conversion, east of A1A, a unit that sold last year for $392 is back on the market at $259K - this is a 2 bedroom, 2 bathroom, and I know most of the buyers of these units were investors who got in on the tail end of the market. 
I was curious as to what the rest of the state is seeing, as I know there was more condo construction in other areas - and how other realtors are handling short … (1 comments)

Inspection Repairs - Who Knew? - 09/25/07 10:09 AM
Has anyone else had this happen to them?
My buyer's home inspection revealed VERY LITTLE wrong with the home; only suggestions were to have the air conditioner coil professionally cleaned, and an exterior outlet that did not have power.
I had written in $2000 for repairs, knowing the listing agent would strike that to $1,000, which would be fine.
Apparently, the exterior outlet simply needs an interior light switch flipped to make it work.  Issue dealt with.
The seller and the seller's agent are saying they don't want to do the AC cleaning - it's my understanding the price for coil cleaning can vary … (11 comments)

I've done pre-listing inspections on several homes, as I find they are a great way to get a real gauge on what issues will arise during the buyer's inspection and can lead to a potentially higher offer based on property condition and appearance.
I have a friend whose home I listed, and we did a pre-listing inspection, and she agreed to handle anything that came up as a result of the inspection (this was BEFORE the repair list was available).

Ambiguous Home Inspection & Lessons Learned - 09/23/07 11:31 AM
I had an experience recently with a home inspector.  I was the listing agent, and therefore, had no input over who the buyer and the buyer's agent would use as a home inspector.
The home inspection report (no names, please) was ambiguous as to the precise number of fogged windows in the house.  Now, the house was 25 years old and these were the original windows, so not a big surprise there would be some fogged windows. The report stated "Fogged windows throughout", and did not give pictures or locations of all the fogged windows, nor had the inspector marked all … (3 comments)

I don't know how many of the Florida Realtors have looked at their 10/07 issue of Realtor magazine yet, I just received mine in the mail - look at the back page, which has what APPEARS to be a full page ad for FREE eNeighborhoods program (a $350 value!).
I've tried the web address a few times, and finally gave up, and visited eneighborhoods.com. Turns out, as I has suspected, it is a free TRIAL offer, good for 60 days (or, twice the amount of time it takes to build a habit, good or bad).

What is everyone hearing about the Florida foreclosure market? It seems I run into another "expert" on a daily basis about the number of foreclosures, and how both the state and Jacksonville in particular rank.
No worries on either side - I'm involved in the foreclosure market, working with buyer leads and qualifying them to gauge their experience, liquidity, timeframe and expectations.
I've always believed if you listen to someone, they will tell you exactly what they are looking for, and you just need to be able to help them find it.
