Not sure what everyone else did for Make A Difference Day, here's what we did in NE FL.
We have a STRONG community affairs dept of our Realtor board, and our local liasion has managed to get the Beaches division alone to complete 40 wheelchair ramps in 2007.
We typically do one a week from Jan through April/early May, take the summer off, and then pick up again when the weather cools down.
I'm proud to say we built an 18 foot ramp yesterday, with just 5 people - 3 volunteers (of which I was one), and two from the Housing Partnership (which provides … (1 comments)

I chair the weekly Beaches Realtor Council meetings, and we had a real estate attorney this morning, who shared some interesting facts about Jacksonville, and gave us a much-needed pep talk.  Here are snippets of the conversation:

I have a friend who relocated this year, from Jacksonville to Tampa, right after they had a bought a new house, on navigable water.
Apparently, they did some work (hardwood floors, new 10,000 lb boat lift), and felt justified when they listed it at $699K. They bought in February 2007 for $596K, and listed in June 2007 at $699K.
I went by to look at it, and from the beginning, the floorplan is funky, and the water views are blocked initially by a fireplace in the great room, and a porch and pergola type structure along the kitchen and master bedroom/bath.

Does anyone else have the feeling that 4th Quarter will be the best quarter of the year?
I'm particularly optimistic as I've met with several first time homebuyers and investors recently who all realize it's a terrific time to buy right now, and all of them want to buy before the end of the year.
And, a buyer for an Active Adult Community thinks he's got a contract on his house, so he'd be a cash buyer...bonus!
Anyone else feeling this way???

Real Estate Investment Groups - Any Luck? - 10/06/07 11:55 AM
I went to a real estate investors' meeting the other night, thinking I might find some useful information, and make a contact or two.  I was invited by a hard money lender I had met at another networking function.
I was one of several Realtors there, however, I appeared to be the only "retail" one; the others promoted they were "wholesalers" and they identified under-valued properties, did some minor improvements, and then sold said properties to investors.  Mainly, investors in the group was the gist I got.

I visited a notable new community in my area today: Nocatee, and talked with a site agent about the traffic, and business in general.
She shared all the subdivisions increase traffic once their models are open (no surprise), and this community's models were 3 weeks behind schedule.
The builder is offering an upgrade packge, worth about $75K, in flex money for buyers to upgrade, add a pool, etc.   Standard features in these homes include granite counters in kitchen, 42" cabinets, stainless steel appliances, 10' ceilings, wireless internet throughout house, Jacuzzi garden tub in master bath, pedastel sinks - and prices will be $375K … (0 comments)

Inspection Repairs - Who Knew? UPDATE - 10/03/07 02:53 PM
I have the buyer's side on a transaction which included $1000 in repairs. The only item that came back from the home inspectors' report was the A/C needed to be serviced, and the seller declined having this done on his dime.
I was stumped and talked to other Realtors on AR as well as in my local area, and the overwhelming response was to take care of it, which I did.

Here are the numbers of active property listings, those under contract, and sold properties for Single Family Homes in Jacksonville Beach, FL for the month of September 2007:
                             Active     278 active listings for Single Family Homes (no condos)
                            Pending    17 pending  (there is a contract and inspections/financing have been done)
                            Sold         5 sold (prices ranged from $165,000 to $1,850,000)
Roughly, this translates to 8% of active listings going to sold during the month of September 2007.
Let's see what the numbers looked like in September 2006 to see what the true impact is.

Many years ago, I had a sales manager in television who LOVED football analogies.  I can still hear him saying, "What are you going to do to make this quarter the best it can be?" (Thanks, Raymond!)
This thought occured to me during the Florida/Auburn game the other night.  Watching the Gators in the first half was sometimes painful, and the relentless officiating had the fans booing calls.  Now, we don't necessary have "officials" in our business, but if you consider home inspections, title issues, unyielding buyers or sellers, those might be OUR officials (aside from FREC, etc).
