We all get questions about why particular houses sell and why others don't.
Or we get questions about why a house down the street sold in 7 days, and your house is still on the market after 7 or more months.
Looking through the Multiple Listing Service today, I was amazed at the number of listings that have ONE EXTERIOR PHOTO.
That's it.
That's the agent's brilliant marketing plan: let's use the one tool that EVERY REALTOR looks at, and let's put in just one photo.

We have good news from July!
Here are the numbers of active property listings, those under contract, and sold properties for Single Family Homes in Jacksonville Beach, FL for the month of July 2008:
Active             319 active listings for Single Family Homes (no condos) Pending               3 pending  (inspections & financing have been done) Sold                 19 sold New Listings       54 Once again, active listings are down, not substantially, but a good 5% decrease.
The pending listings this month are UP about 30%, which is a great indicator that we've hit the bottom of the market and prices will start to increase. It also shows there are qualified … (0 comments)
