While on vacation in Texas, what else woud you expect me to do?
Horses are naturally part of the activities, and I love it! I rode when I was younger, and now I get to warm up my niece's horse, Cooper. He's a fabulous Hunter-Jumper, and we just returned from a day at a show, at their "home" barn, where everyone had a great day.
We had the usual suspects: Horseguy, Horseguy's wife, the kids, and we had a blast giving encouragement from the bleachers. Respectfully, of course!

I'm on vacation this week, visiting great friends in Texas, and as I was searching for a blog topic this morning, it occurred to me: how do others handle their business when they are on vacation?
I have another associate who handles my business when I'm out, and I back him up when he's out. We've agreed how we will handled everything from getting buyers into contract, to supervising inspections. It's a fabulous arrangement for both of us, and we both update our buyers and sellers prior to leaving town so there are no surprises.

I'm visiting friends in Texas, and they have recently brought in a Maine Coon Kitten, named "Chunk" (as a top o' the hat to his future size) and I managed a pretty decent shot of him (when not in action).
So cute! So friendly! and So sweet!

47 homes sold Lowest price: $48,000 Highest price: $3,200,000 Shortest Days on Market: 0 Longest Days on Market: 952 So, year to year, things appear to be moving in a negative direction for Atlantic Beach, with a decrease in homes sold from 47 to 32, which is 31% (and very similar to Neptune Beach).  I don't have the same positive news on the pricing front as I did in … (2 comments)

I had a marathon home inspection Friday, made longer by a bug inspector who was late. It was my first time with both the home inspector and the bug inspector, and my buyer had made both appointments.
Now, this is somewhat unusual in my line of work; typically, I set these appointments up. Not a problem that my buyers chose their own, just a learning curve as to how to also establish a secondary connection with the the service provider and help them understand how important the time management facet is.

Easter Sunrise Service, Ponte Vedra Beach, FL - 04/24/11 12:51 PM
I made my annual trip with great friends to the Sunrise Service at Ponte Vedra Beach, FL this morning, and it was, as usual, fabulous!
The service, the sense of community, the crowd, and the sunrise were all just spectacular.

The University of Florida Proton Therapy Institute in Jacksonville, FL is one of just nine proton therapy centers in the country, and the only one in the Southeast.

Just Smile - The Sun Will Come Up Again Tomorrow! - 04/20/11 04:38 PM
My day started with the now ubiquitous car trouble, and a flatbed visit with Roscoe to the dealership, so I imagine there is someone ELSE out there who could use a smile at the end of a not-so-smooth day.  My car will be fixed tomorrow, I do have the dollars to pay for it, and all will be better moving forward.
As Tara said "I'll think about it tomorrow"!

Amazingly, you can purchase A LOT for $50K or less in the Jacksonville, Florida market, and the following are all single family homes in need of some TLC that are available or have sold this year in Jacksonville, FL for $50K or less!
The list I pulled showed 103 properties under $50K or less, with varying square footages, and conditions - obviously, many of these may be bank owned foreclosures that need varying amounts of work, and will  probably need a certain amount of work to be habitable.

With friends, and a stretch limo last night, we went to the annual Guns & Hoses competition,it is an awesome event, and so much fun!  Here is more info from there website:
 
Guns N' Hoses is a boxing match that puts members of the Jacksonville Sheriff's Office (JSO) and Jacksonville Fire and Rescue Department (JFRD) up against each other for a good cause. Money raised will go to charities like the Police Athletic League (PAL - which is an after school program that focuses on educational, athletic and recreational programs for young people) and the Muscular Dystrophy Association.

Opening Of The Beaches Parade, 4/17/11 - 04/16/11 08:39 AM
For those of you who are not aware the weather has warmed up here in Jacksonville Beach, FL, we have the "official" Opening Of The Beaches parade tomorrow.
The parade starts at 2pm tomorrow, and will wind it's way down the parade route, on First Street, where people will set up their chairs to watch the fun and festivities.
One of the floats in this year's parade will feature In The Pink, a local outfit that provides resources and support for women living with cancer.
And, the Beaches Trolley is FREE on Sunday, so you can park somewhere other than Jacksonville … (4 comments)

Duval County's One In Three Program - 04/15/11 10:27 AM
This program, scheduled to kick off this fall, is a wonderful initiative, and I'm hopeful it can achieve it's goal: to reduce the Duval County school system drop out rate, which is astoundingly high.
The program's name comes from our school system's current graduation rate of 67%.  Having spoken with teachers, School Board members, and even with Senator Wise at the Great American Realtor Days this week, this is something that needs to be addressed sorely.
Many of these kids fail to thrive in school due to a few basic reasons:

As much as we talk about how we are the experts, and yet, people think they can buy and sell on their own (and, as a matter of fact, they do, and sometimes, successfully) I have been having car issues, and have been reluctant to go the dealer.

I've been in Tallahassee for the past two days, at Great American Realtor Days, meeting with legislators and promoting Realtor issues, and we had some free time yesterday to visit the Old Florida Capitol Building to see the original Senate and House of Representatives areas (posting on that later), but here is a picture of the dome in the Old Capitol (located just across the courtyard from the current building):

You Can Put Lipstick On A Pig.....But It's Still A Pig! - 04/12/11 08:32 AM
I had a  home inspection yesterday afternoon, that revealed way more about the house than I had anticipated. Now I know Realtors ARE NOT home inspectors, and I'm not suggesting I am, however, I think we would all agree, we have learned what to look for when showing homes so our budget sensitive buyers don't spend dollars on homes that are, well, pigs.
This was  a renovated property, presented well and I anticipated a mainly clean inspection.
Well, I was WRONG!

It's that time of year again, where Florida Realtors take their voices and population to the state capital in Tallahassee and deliver our stance on bills pending legislation.

Property Tax caps for non-homesteaded properties, which could help with second home/vacation home ownership for us on a statewide basis. Citizen's Police Academy Update, Graduation 4/7/11 - 04/08/11 10:31 AM
Last night was our graduation night for those of us that completed the 12 week Citizen's Police Academy here in Jacksonville Beach, FL, and it was a very nice ceremony.
There were 27 of the original 32 that actually graduated, and not everyone was in attendance last night, but we still had a full room of graduates, family and other CPAA (Citizen's Police Academy Alumni).

I find it interesting, in this particular environment, when developers want to extend their development rights, and the NIMBY camp speaks up, as in this case.
I'm not for or against either side of this debate, rather, just posting to bring attention to the comment in the article that called out to me: "Ponte Vedra has changed since 2001", and ergo, the developers need to change to meet the current "Ponte Vedra".

Roseate Spoonbills flying over the North Guana Landing from the kayak trip I took on Saturday morning - the birds were INCREDIBLE and if you have the opportunity to do this trip, I highly recommend it!

It's that time of year, warmer, spring like weather, and people swarm to the beaches. Now, Jacksonville Beach has a larger entertainment district that either Atlantic or Neptune Beach, and more public beach access, so we get much more traffic to our beaches.
Contrary to popular belief, you cannot drink legally on the beaches in Jacksonville Beach.  Actually, you cannot drink legally on ANY of the area beaches.  There are beach side bars and restaurants where you can enjoy a cold beer, but you cannot leave said establishment WITH that beer. You have to consume it on the premises.

Springing The Blues Music Festival, Jacksonville Beach, FL 4/1-4/3/11 - 04/03/11 09:08 AM
Even if you have not yet had the chance to visit this fabulous annual music festival, there is still one more day, today!
I stopped by yesterday afternoon for a few hours, and the peoplewatching is incredible, as is the musician line up, and all the booths.
There are, of course, food and beverage booths (food ranges from funnel cakes, to Italian sausage and peppers), and tons of vendors, with crafts, and clothing. Plus lots of kid-friendly events over by the west stage which is in Latham Park.

North Florida Land Trust Kayak Trip, 4/2/11 - 04/03/11 08:46 AM
I was fortunate to win a free kayak tour of the North Florida Land Trust tour of the North Guana Landing project, which is still underway.
Our put in place is at the old Oar House on Mickler's, and with the gator at our put in spot, it was a bit intimidating, but not overly (cue the Deliverance banjos, please).

Citizen's Police Academy Update, 4/1/11 - 04/01/11 08:02 AM
Last night was our final class prior to graduation next week, and we learned about sexual offenders and predators.
The differences between the two classifications are filled with legalese, making it difficult to discern. The biggest takeaway is that we have the ability, via the Jacksonville Beach Police Department website to do a search, based on several different criteria to search for offenders/predators.
