Here aree are the 2012 stats and 2011 for comparison - 2012 7 Homes Sold (December=7) Lowest price: $95,000 (December =$48,000) Highest price: $725,000 (December =$585,000) Shortest Days on Market:20 (December =6) Longest Days on Market: 661 (December =215) 2011 9 homes sold (December =10) Lowest price: $44,000 (December =$71,100) Highest price: $715,000 (December =$2,400,000) Shortest Days on Market: 9 (December =2) Longest Days on Market: 264 (December =214) Sales are flat, essentially, month over month and year over year. The lower price point has a nice bump, which could indicate the super value-priced properties are

Save The Mayport Ferry, Mayport, FL - 02/29/12 03:45 AM
As I've recently posted (I think) the Jacksonville Port Authority has recently decided to cease funding the Mayport Ferry, which provides ferry service between the historic fishing village of Mayport, and connects one side of scenic A1A to the other via the ferry service. It may not be much shorter than driving from a time perspective (the ferry runs every 30 minutes from one side to the next), it certainly is more fun than the extra drive, and is scenic to say the least. It's my favorite way to get to Amelia Island and Fernandina Beach. The funding is to end

We all "hear" the market is going to turn around (it already is), and the media will then present some doom & gloom factoids about the continually falling prices (some are more accurate than others). It's important to remember that real estate is local. So, national numbers aren't as accurate as local numbers. That being stated, here is a market snapshot of Jacksonville, FL single family home foreclosures, and a two year trend line. Jacksonville, FL Condo Listings Under $100,000 - 02/27/12 07:11 AM
I ran this on a whim, just to see if my instincts about where we are on the condo market locally was accurate. I had noticed I had sold several condos under $50K in the past few years (and they were in one community), and I had seen the same community now with new listings coming on at over $50K. As you can see from the MLS data below, for condos priced under $100K, the number of listings has declined by 58% in the past two years. Days on market has been fairly stable, at an average of 90 days. If

Nocatee, Ponte Vedra, Florida Farmer's Market - 02/26/12 08:06 AM
Nocatee is fabulous master planned community about 8 miles west of the Atlantic Ocean. The community is planned around conservation, with plenty of green space and parks for residents to enjoy. A monthly farmer's market also boasts more than just a typical Farmer's Market: last weekend, several animal rescue groups brought their dogs and cats available for adoption. A unique approach, and since the Farmer's Market is dog friendly anyway, a fabulous place to help find forever homes for adoptable critters.

Jacksonville Jaguars Owner Dedicated to Jacksonville, FL - 02/26/12 05:57 AM
There has been a lot of press, both negative, and more recently positive, about the Jacksonville Jaguars, and their future. I have been excited about the new direction, ownership and coach of the team; I believe several of these have been changes have been necessary for a while (most notably, the coach). I love seeing headlines like this regarding the Jaguars, and look forward to sharing more positive news as things progress - I'm sure we'll have a more involved fan base starting in 2012 and moving forward.

Positive trends continue: closed and pending sales increase, share of lender-mediated sales decrease, supply very close to balanced. JACKSONVILLE, Fla. - The Northeast Florida Association of Realtors (NEFAR) announces real estate market statistics for January 2012. Statistics encompass both single-family residential and condo sales. Historically a slow month for real estate activity, January's pending sales nonetheless jumped nearly 23 percent year over year (from 1,250 in 2011 to 1,534 in 2012). I know we all want referrals, and we strive for the highest customer satisfaction. What is amazing is when an individual or a company achieve this goal as an organic achievement. What do I mean? I've had to travel to NC for family matters since the beginning of the year, and have stayed at the same hotel twice now. First trip, I went low budget, and opted not to continue that. I've stayed at the Holiday Inn & Suites in Cary, NC for this trip and the past trip. They have a fabulous staff, gym, heated indoor pool, and a restaurant

Restaurant Review: Metro Diner, Jacksonville Beach, FL - 02/19/12 12:15 PM
A few friends and I ventured out for lunch today, as we typically do, and today we enjoyed The Metro Diner. Now, the Metro Diner has been around for quite some time, but this location in Jacksonville Beach is a new one; their soft open was just last weekend, so the place was packed. Think southern comfort food at fabulous prices and you have the gist. You can peruse their menu here. And, they have been featured on Diners, Drive-Ins & Dives as well. Since they are new, you can expect a wait (ours was an hour to be seated today),

I've got a friend (as I'm sure we all do) who has been without a job, has refinanced and the list of woes goes on and on. Was this person somewhat responsible for their current situation? Of course, as we all make choices, and sometimes we make better choices than at other times. Does this mean they don't deserve a second chance, or the gift of hope? No, it does not. Why So Stingy With Pictures???? - 02/17/12 09:19 AM
This is a full on plea for everyone to use whatever tactics you need to get your fellow listing agents to take, and post more than one picture in the Multiple Listing Service. Why so many listings with only one photo? With the spread of technology and digital photos, it does not cost the listing agent (per se) to take more photos. Are we charged with marketing the property? Yes. Numero Uno way is to use the internet, and guess what? I'm not going to recommend my buyers even waste their time driving by your listing if you can't be bothered

26.2 with Donna, 2/12/12, Beaches, Jacksonville, FL - 02/11/12 09:52 PM
Tomorrow is the big race day here in Jacksonville & the beaches - it's the annual 26.2 with Donna End Breast Cancer half and full marathons! There will be road closures, and detours, and everyone is prepared; watching the preparations is interesting: there are cars from the auto sponser dotting one main course, J. Turner Butler (which us locals call JTB), and portable faciliites set up. The race starts at 6:30am and everyone should be in from the course by 2pm.
