Robust Northeast Florida Housing Sales Trend Continued in September
September marks seventh consecutive month with 2,200+ housing sales in Northeast Florida.
JACKSONVILLE, Fla. – September 2015 housing sales reports are now posted by the Northeast Florida Association of Realtors on NEFAR.com.Except where otherwise indicated, statistics reflect combined results for single-family residential and condominium properties.

Just out of curiousity, I ran a search for oceanfront condos in our beaches area, which includes: Atlantic, Neptune, Jacksonville, Ponte Vedra, Fernandina, and St. Augustine.
The total number of condos for sale is 108.
The low end of the price spectrum is $164,900 in St. Augustine for a 2 bedroom, 2 bathroom condo with 1004 square feet. That particular unit has a monthly fee of $370.
The high end of the price spectrum is $2,595,000 in Jacksonville Beach for a 3 bedroom, 3 1/2 bathroom condo with 4435 square feet. That unit has a … (4 comments)

You may have heard a few little comments here and there about the upcoming improvements to Everbank Field, home to the Jacksonville Jaguars.
I managed a sneak peek the other night, while at an event to kickoff the Everbank promotion offering a lucky homebuyer the chance to fly to London, England to watch an NFL game. Of course, there were "no cameras, please" signs, but the event itself was quite nice.

I have had two recent experiences that are amazingly similar.
One was a $50K condo foreclosure that my buyer won on the highest & best, and was in danger of not closing.
The other was a couple from Tallahassee looking for a retirement place here in Atlantic Beach in the $600K+ price range.
So, what's so similar?
Both came via online source, and started with texting.
The other similarity?
Both women in each scenario have now decided to take the state real estate course, and get their license.

In light of the recent Heartbleed issue, I checked on a password security site yesterday.
Now, I have various passwords, and variations so some (key word) of my passwords will take an estimated 6 years to hack. The key is to use upper case, lower case, a number & a special character or two. Some of this may be dictated by the site, as some don't accept any special characters or just a handful.

I know there are skeptics in the world. They don't believe that house isn't for sale, they don't believe it will sell for more than list price, they don't belive in offering full price.
I thought it might be interesting to occasionally go back and post about a house that sold.

I know I enjoyed our weather here at the Jacksonville Beaches in Florida this past weekend - it was our first sunny days in the past week, after a week of Nor'easter weather kept us in rain and cloudy skies.
First Street from Ponte Vedra Beach to Atlantic Beach was packed with cyclists, pedestrians, moms with babies in strollers, and skateboarders.
It's important for those visiting our area, or new to our area be aware of how to drive safely given the large influx of non-vehicular traffic.

Although our weather lately has not been the kind you think of for outdoor actvities, our forecast is supposed to start clearing up and warming up today just in time for the annual Concours d'Elegance on Amelia Island.
This annual fundraiser has raised over $2.25 million for local charities since inception and if you have not been, it really is a great way to spend a few hours (or more) looking at antique autos in prisitine shape.

atlantic beach: Continuing Education Classes For Realtors in Northeast Florida

As many of you may know, I'm buried deep in the Certified International Property Specialist class this week. Today is the last day
I took the full week, all five days: it's tough to be in class for a week, but it's sometimes tougher to get all the required classes in under a particular timeframe if you spread them out.
One of the HUGE advantages of taking classes at my local association NEFAR (Northeast Florida Association of Realtors) is for the designation classes, such as this CIPS, breakfast and lunch were included as part of the registration fee.
