Atlantic Beach sales are UP year to year by 47%! Certainly a change from what the media reports, isn't it? And, this is much better than Jacksonville Beach (27%) and Neptune Beach (-47%). If you follow my daily blogs (now daily, I should say!), you may be aware my new habit is to ride home from the gym in the morning and take pictures of the sunrise. Yesterday, someone had put some sort of foaming agent/soap in the fountain outside Costa Verano, a condominium in Jacksonville Beach. There were HUGE soapy clouds floating through the air, and I could not resist snapping a few photos. One of the viewers worked maintenance for Costa Verano, and said whatever was used was not a typical soap, as it did not disintegrate upon touch. The fountain...

I have a prior buyer back in the picture; he had some credit issues to take care of, and he and his dad were all excited about an REO property. They had previously had an offer in on this house, when it was a short sale, and we just could not get to closing. His credit fresh and squeaky clean (yay!), they wanted to go back to this house which was now an REO. It would have to be a rehab 203K loan, but was well priced. Out of curiosity, I just ran a list of foreclosed properties sold this year in Jacksonville, Florida. As most of you are aware, Florida is one of the hardest hit states in terms of distressed housing inventory. This year, a total of 1,142 bank owned properties have sold. The lowest price, incredibly, appears to be ZERO dollars, which is, as we all know, impossible. This particular property was sold in a bulk sale, so the exact sales price is unknown (according to the listing agent). The highest price was $780,000 for a 3 bedroom, 3 bathroom Ponte Vedra Beach property. Days

Closed sales were down 14%, marking July as the first month this year with a decline in close sales. This is also the first month we've seen an INCREASE in inventory this year, which is not a positive sign for absorption of excess inventory.

I have always been raised to recycle - my mother recycled 30+ years ago in New Jersey, when we had to drive the magazines/newspapers, aluminum, and glass to the recycling center one town over. We actually rinsed the aluminum foil before recycling it! Since I have recycling in my genes, so to speak, I was very surprised to learn recently that putting your recycling out the night before, while convenient, it's not good for the newspaper or other paper products in your recycling bin. Why? It actually ruins the paper products and makes them completely unsuitable for the recycling process. If

Just a few items to keep in mind: Clear yards of loose objects, bicycles, lawn furniture, garbage cans,etc. Secure boats. Remember that most draw/swing bridges will be closed to boat traffic after the evacuation order is issued. Protect windows, take down awnings, and otherwise secure home. Gather materials needed to take to a shelter or supplies needed if you stay in your home. Prepare to evacuate if it should become necessary. Fill cars with gasoline and check the battery, water, and oil. Check flashlight and radio batteries. Stay tuned to local radio and television stations for official weather and emergency

Many people now have a neighboring house ths is what we in the industry consider "distressed", meaning it's a short sale, on it's way to foreclosure, or a foreclosure. This means, in all likelihood that the yard is no being maintained, and it looks awful. Additionally, the unmaintained yard is an invitation for all sorts of other issues, including: weeds, vermin, squatters - the list goes on and on. What can you do?
