2009
3 homes sold Lowest price: $184,900 Highest price: $615,000 Shortest Days on Market: 0 Longest Days on Market: 119 Sales are essentially up 33% year to year, based on the increase of 3 homes sold in 2009 compared with 4 homes sold in 2010.
Pricing year over year does not indicate much positive news, on the lower end, (a decrease of 45% based on the prices listed above) … (3 comments)

17 homes sold Lowest price: $53,000 Highest price: $645,000 Shortest Days on Market: 1 Longest Days on Market: 301 WOO HOO!  Atlantic Beach sales are UP year to year by 47%! Certainly a change from what the media reports, isn't it?  And, this is much better than Jacksonville Beach (27%) and Neptune Beach (-47%).

I have a prior buyer back in the picture; he had some credit issues to take care of, and he and his dad were all excited about an REO property.  They had previously had an offer in on this house, when it was a short sale, and we just could not get to closing.
His credit fresh and squeaky clean (yay!), they wanted to go back to this house which was now an REO. It would have to be a rehab 203K loan, but was well priced. So, they were disappointed when I told them it was under contract.

7 homes sold Lowest price: $99,900 Highest price: $425,000 Shortest Days on Market: 2 Longest Days on Market: 334 I just blogged about Jacksonville Beach yesterday, and there we have a 28% year to year increase in homes sold, so this is surprising.  However, Neptune Beach is the smallest of the beach communities, and therefore, has a smaller supply of entry level/first time buyer homes.

21 homes sold Lowest price: $44,900 Highest price: $1,450,000 Shortest Days on Market:5 Longest Days on Market: 1247 Home sales are down 15% year to year, which while not great news, is still much better than many other parts of Florida.

Pending sales are still showing an increase in July, albeit a smaller increase than in other months.
Closed sales were down 14%, marking July as the first month this year with a decline in close sales.
This is also the first month we've seen an INCREASE in inventory this year, which is not a positive sign for absorption of excess inventory.

Additionally, the unmaintained yard is an invitation for all sorts of other issues, including: weeds, vermin, squatters - the list goes on and on.
What can you do?  Here are some options to consider, so you can at least take some action towards a resolution:

As you can see, sales are flat year to year in February. Interesting.

Ok, this is FABULOUS news - sales are up 77% year over year! 
The shortest days on market increased 100%, from 4 days to 8 days, which is not major in my opinion.

• 139 homes sold • Lowest price: $40,000 • Highest price: $4,200,000 • Shortest Days on Market: 0 • Longest Days on Market: 717 The low priced homes on the market actually increased year over year, by 10% - not a huge percentage, but positive price growth. The total listings sold during 2009 increased 30% year over year, a nice increase in local activity as well.
