We all "hear" the market is going to turn around (it already is), and the media will then present some doom & gloom factoids about the continually falling prices (some are more accurate than others). It's important to remember that real estate is local. So, national numbers aren't as accurate as local numbers. That being stated, here is a market snapshot of Jacksonville, FL single family home foreclosures, and a two year trend line. I honestly don't particularly care for the negative tone of this headline (tell me if you agree or disagree), there is some helpful information in this article. For example, there are phone numbers here to report overgrown, trashy yards as well as phone numbers for boarded up and/or structural problems with properties, which can help homeowners report these issues to the proper people. The graph at the top shows how many properties are in foreclosure and how many are bank owned on a county-by-county basis.....and could be a bit misleading, as it does not put those stats in context. This shows the most current activity for foreclosures (REO's) in the Southside/Intracoastal area of Jacksonville, FL. As you can see, we are at very low levels of these types of homes for sale with a mere 2.5 months. Notice this is down significantly from June of 2010, when we had 9.49 months of foreclosures for sale. This is yet another indicator we are approaching a normal, balanced market here.
