How much time should I schedule to see a house? It depends!
It depends on so many factors, including: 
Your schedule. Are you coordinating with your spouse and kid's schedules? Sometimes it's best to see the house first, without the kids present as they can distract you from the house itself.  The seller's schedule. Some sellers have requirements for advance notice of showings on their home. We are seeing multiple offers, and even rising prices here in Jacksonville, FL. 
The Northeast Florida Association of Realtors announces real estate market statistics for April 2013. Except where otherwise indicated, statistics reflect combined results for single-family residential and condominium properties.
The story for Northeast Florida’s real estate market continues to be falling inventory and steadily rising prices. Despite those two significant pieces of the puzzle, housing affordability is still remarkably good. Of the 7,869 properties in April’s for sale inventory, the largest chunk (3,119) were priced at $149,999 or below.

  JACKSONVILLE, Fla. – The Northeast Florida Association of Realtors announces real estate market statistics for January 2013. Statistics encompass both single-family residential and condo sales, combined.
Closed sales of 1,274 represented a 25.1 percent increase over last January’s 1,018 figure. Of the 1,274 sales, 702 were traditional and 572 (44.9 percent) were lender-mediated sales. I was out with a buyer one recent weekday morning and we had just pulled up to the first house. I was under the impression this was on a non-standard lockbox, and had not written down a code, so I called the office to confirm.  Nope, on a Supra lockbox, so no code needed. 
We are checking out the adjacent properties, and the condition of the exterior of the property, waiting for her other half to show up.

It's very positive in my opinion to see homes sales are up in Jacksonville Beach; Atlantic Beach was up 8% year over year, too.
