Kind of interesting tidbit I stumbled across on the Times Union website this morning with a link to the Top 50 most valuable homes in Duval County, which is home to Jacksonville, Jacksonville Beach, Atlantic Beach and Neptune Beach. Most are located along water, but not all are oceanfront; a large number are riverfront estates on the St. John's River which is a very picturesque setting. Would love to see the companion piece including St. John's County homes, which is home to Ponte Vedra & Ponte Vedra Beach!

Interesting article in my online local news source this morning: Red Light Cameras Are A Go. I had overheard some people discussing this at the gym yesterday morning, and knew little about it. Apparently, once installed, the company that manufactures them quasi-guarantees a certain amount of revenue per month, per camera based on other cameras in other cities. The company that manufactures the cameras (conveniently called Redflex), charges $3,999 per month per camera (which sounds high to me, but what do I know?) and states, seemingly as part of their contract, that if a camera fails to produce at least that

Positive trends continue: closed and pending sales increase, share of lender-mediated sales decrease, supply very close to balanced. JACKSONVILLE, Fla. - The Northeast Florida Association of Realtors (NEFAR) announces real estate market statistics for January 2012. Statistics encompass both single-family residential and condo sales. Historically a slow month for real estate activity, January's pending sales nonetheless jumped nearly 23 percent year over year (from 1,250 in 2011 to 1,534 in 2012). I went to the symphony with friends last night, and we had dinner at a fabulous restaurant, Orsay. They have been open for a few years, but are located on the other side of town from where I live at the beach (aka "over the ditch"), and even though I drive by it every 2 months or so, they are not open for lunch. Fabulous ambiance, incredible menu, impeccable service - it was a terrific night with good friends. Rustic French bistro is my executive summary, with an innovative approach. The nationally televised Republican Presidential Debate will be filmed right here in Jacksonville, FL in January 2012. 5 days before the state primary, the debate will be hosted by the Republican Party of Florida and CNN. This is a landmark event for Northeast Florida, as we have never had the opportunity to host such an event previously. I will post more info as it becomes available.

There are actually 6 of the Wienermobiles (never knew that), and they visit hundreds of cities annually. The exciting Saturday night of an active Realtor, entering feedback for the past few days showings while I catch up with my BFF Tivo! I try my best to be professional and honest without too much criticism of the houses I show. Why? I was fortunate today to hear John Tucillo, Chief Economist for Florida Realtors, speak at our luncheon today. It's amazing how much the news sources can skew data and statistics. For example, Mr. Tucillo shared the following little nuggets with the audience: August 2010 - August 2011: home sales (units) increased 10% statewide in Florida, and 13% in Northeast Florida January 2011 - August 2011: home sales (units) increased 33% statewide in Florida and 53% in Northeast Florida The real focus should be on the increasing units sold, because that is a better indicator, more reliable indicator of market stability than

Once again, these are the kinds of press releases and reports we get from our local association; I would appreciate any and all feedback as to what kinds of information you get from YOUR local association. This is part of what our local dues pay for, and if we are not taking advantage of it, we are missing out on some fabulous education we can share with buyers, sellers, and the general public. I've had quite a few downtown meetings these past two days: meeting with Mayor Alvin Brown as part of the Realtor's association; new member reception at the Jacksonville Regional Chamber of Commerce and today, a meeting of the Team Teal captains at Everbank Field. While there, I took this photo of our infamous Jaguar out front of Everbank Field: I say infamous because a few years ago, some kid stuck his head in the mouth, and well, got stuck. The poor Jag's teeth had to be cut to get the boy's head out, and as a result, the "dentures"

We had our quarterly sales meeting this morning, and were treated to motivational speaker Andy Anderson. His background is primarily military, but his hands on "life is simple" approach is anything but military and his presentation is certainly not what you would expect. This man launched a new personal financial management program for the Navy, which has led to his tenets being implemented by thousands of sailors, and helped them navigate the complexes of finances. This shows the most current activity for foreclosures (REO's) in the Southside/Intracoastal area of Jacksonville, FL. As you can see, we are at very low levels of these types of homes for sale with a mere 2.5 months. Notice this is down significantly from June of 2010, when we had 9.49 months of foreclosures for sale. This is yet another indicator we are approaching a normal, balanced market here.

Here are the questions we had for our Beaches NEFAR meeting this morning, for our panel of appraisers, and my notes as to their answers - thought you might enjoy reading! 1. How do you find comps when there are no recent sales? Are you allowed to go outside the age of the sale and distance from the subject property? Answer: typically they are required to find 2 comparable properties within 90 days and 1 mile. This is underwriter driven, and the appraisers on our panel preferred to go back further in time than to deviate outside the distance.

Homestead Exemption Application Now Online For Duval Count The Duval County Property Appraiser's Office now offers an online method to apply for homestead exemption, saving homeowners time and money. Previously, new homeowners had to either visit the Appraiser's office downtown or submit applications by fax or mail with additional attachments. The intuitive application asks necessary questions based on responses. The homestead exemption is a benefit for Florida homeowners which can provide up to $50,000* off the assessed value of a home; lowering property taxes.
