Here are the February 2010 stats and 2009 for comparison - 2010 2 Homes Sold Lowest price: $310,000 Highest price: $350,000 Shortest Days on Market: 30 Longest Days on Market: 77 2009 2 homes sold Lowest price: $325,000 Highest price: $350,000 Shortest Days on Market: 26 Longest Days on Market: 127 As you can see, sales are flat year to year in February. Interesting. The lowest price is down 4% year to year, which is not a huge swing. The bigger concern is the number of homes for sale this year (19) and the number sold. This indicates

I wanted to share the 2008 January - April 2008 statistics with the same time period in 2009. This is for all of Jacksonville, not just one market area, so the data is a better indicator of overall market movement. 2008 January 10 February 7 March 12 April 7 TOTAL 36 2009 January 13 February 13 March 14 April 11 TOTAL 51 This represents a 42% increase in sales comparing January-April 2008 to January-April 2009 - which is incredible.
