I have friends who have done this every year, and they love it. I, being from NJ originally, hold firmly to the theory that you should only go into the Atlantic Ocean between Memorial Day & Labor Day, and New Year's Day CLEARLY does not fall into that window.
I may consider it as a way to welcome 2013; let's face it, at least our water temps are still in the 60's down here, compared to the northern states!

Since I still have the Cannondale for test riding, I decided to ride from my area to Micklers Landing, a nice 20 mile loop this morning.
You would, at first glance, consider Jacksonville to not be very cyclist friendly, and the city is indeed working on that; I prefer to stick with either roads that have nice wide bike lanes (usually the newer or more recently improved roads), or, my beach routes where you have lower levels of automobiles, and you share the road with other cyclists, runners, etc.

The exciting Saturday night of an active Realtor, entering feedback for the past few days showings while I catch up with my BFF Tivo!
I try my best to be professional and honest without too much criticism of the houses I show.
Why?
Many agents simply forward the feedback to their sellers, and I don't want to be overly negative; after all, this could well be the house of their dreams, where they raised their kids, celebrated holidays, brought new babies home from the hospital and new spouses. They welcomed friends and family. They build a life here.

This is the video I shot with my HTC Sensation HD phone this morning on the beach - you can see some surfers' heads bobbing in the water - a few caught some good rides this morning.

Once again, these are the kinds of press releases and reports we get from our local association; I would appreciate any and all feedback as to what kinds of information you get from YOUR local association. This is part of what our local dues pay for, and if we are not taking advantage of it, we are missing out on some fabulous education we can share with buyers, sellers, and the general public.

Home sales are up an incredible 187% in the REO (foreclosed) title status in Atlantic Beach, Neptune  Beach, Jacksonville Beach & Ponte Vedra Beach! I worked with buyers this past Saturday & Sunday, and we found a house they were ready to make an offer on.
Being diligent, they had looked online at the property appraiser's website, and found the current assessed value of the property. This led them to believe the property would not appraise at it's current listing price, or anything close to it.
I had to explain the difference between the mass appraisal approach the city takes, versus the one-off kind of appraisal an individual property appraiser would take.

After a night of not very much sleep at all, I loaded up my beautiful (rented) Cervelo at 5:30am this morning to drive to the starting point, Mickler's Landing. Mickler's Landing is about 20 minutes from where I live in Jacksonville Beach.
As we arrived, the race director was telling us we had bad weather coming in and the race might very well be called (not something I really wanted to hear), and that we were officially in wetsuit temps with the ocean being 76 degrees.

Having just spent part of my holiday weekend working with out of town buyers, this post was inspired by how difficult it can be to show property over holiday weekends.
Buyers want to be able to see everything that fits their criteria, and sometimes homes that don't fit their criteria. Why?Part of it is the vacation mentality, I think, where they are just so in love with the place they want to be part of the community sooner rather than later.

There are many terrific beaches up and down the First Coast, but since Jacksonville Beach started charging $5 a car on the weekends recently, beach goers have sought out options.
One of those options is Mickeler's Landing, which offers the only free parking for pubic beach access in Ponte Vedra Beach, and not far south from Jacksonville Beach.
Mickler's has 248 spots, which are typically full by mid morning, pushing later beach goers to other options, some of which may lead to parking tickets.

I managed to be "gifted" a pair of Benefactor tickets and a parking pass to the TPC on Saturday, which was awesome!  We had  big brunch a a friend's house (complete with omelet station & DJ), prior to getting on the course. The weather on Saturday was predicted to have a 40% chance of rain, so we needed to think about our destination, as our Benny tickets gave us access to the Benefactor Tent, the Turn, and the Clubhouse.

Yesterday, I volunteered with the Fletcher High School PTSA to raise money for the school and their kids at The Player's Championship.
Having never done this before, I wasn't really sure what it entailed, but since we were working a concession tent, it involved learning about the menu, the cash registers, how to "build" the sandwich, how to process credit cards - a lot more than I really thought we would be doing, frankly.
The bar opened at 11am, and since that is my "real" comfort zone, I volunteered to manage the bar and sling beers and wine. Worked great, earned … (8 comments)

The Player's Championship, which shifted from March to May a few years ago, is coming up next week, 5/9-5/15/11 in Ponte Vedra Beach, FL.
There are many improvements to the course this year, to overall enhance the fan experience, including more shade (a big deal since the shift from March), air-conditioned viewing areas for the general public (previously, this was really only found at chalets along the course, which were privately rented, thus requiring another pass for access), as well as cell phone friendly areas, meaning we no longer have to ditch our phones for the day. I made my annual trip with great friends to the Sunrise Service at Ponte Vedra Beach, FL this morning, and it was, as usual, fabulous!
The service, the sense of community, the crowd, and the sunrise were all just spectacular.

ponte vedra beach: Citizen's Police Academy, Midnight Ride Along, 3/19/11 - 03/20/11 10:49 AM
This was indeed, a FULL MOON SPECIAL ride last night - my second midnight ride along in 3 days (I didn't really plan this, but it worked out this way, and I thought twice in such a short period of time would be truly interesting), and it was exciting again.
Tonight's theme was drunks on the loose - Jacksonville Beach has several times the entertainment district of our neighbor's to the north, Atlantic Beach, and Neptune Beach, and our neighbor to the south, Ponte Vedra Beach. Jacksonville Beach also hosts more festivals (probably one per month these days), than the other … (6 comments)

ponte vedra beach: Historical Significance at Nocatee in Ponte Vedra Beach, FL - 02/21/11 07:43 AM
I had no idea until I read this article in our Times Union of the historical significance many of our areas had, particularly in the 17th and 18th centuries.
20 Mile Road, for example, was used to transfer runaway slaves, mail and messages. The developers of Nocatee ordered an archaeological study (required of St. Johns County for developing, so developers can seek organic opportunities for preservation) and discovered this, among other historically significant facts that lead to 5000 acres of preservation inside the Nocatee community.
