I recently blogged about changing primary care physicians. Mind you, I've not had a primary care physician in the past 15+ years.
My new doctor reviewed my lab results, and stated all was perfect, and I didn't need to come back for another 6 months. Fabulous news!

I've debated for a few weeks about writing this post, but am catching up on Big Brother after being at the Florida Realtors state convention this past week.
If you have watched the show, you know it's a closed environment where the houseguests stay, completely media/device free for 3 months.  A LONG time without phones, email, all the necessary technology we utilize on a daily basis.
One of the contestants is a Realtor, licensed in Florida.

Let's face it, consumers build relationships with their Realtors. Sometimes they need to call us after they buy, sometimes years, even. 
Here are the top reasons to call your Realtor after you purchase: 
Replace Missing Documents. If you have misplaced your settlement statement, or any other documents,  you should call your Realtor.  States vary in how long these documents are maintained, so it's best to store your closing documents in a safe place, and ensure you have a complete set (whether paper or electronic) for future use. realtors: DBC Day 30 - Building A Wheelchair Ramp, Hastings, Florida - 12/31/11 03:30 AM
We have an incredible local Housing Partnership, and a strong relationship between our local Realtor Board and the Housing Partnership.
They stated a goal, in early December, to build 10 ramps by the end of the year; a tough time of year, although the weather this time of year is MUCH better to accomplish this task than, say, August.

Amazingly, you can purchase A LOT for $50K or less in the Jacksonville, Florida market, and the following are all single family homes in need of some TLC that are available or have sold this year in Jacksonville, FL for $50K or less!
The list I pulled showed 103 properties under $50K or less, with varying square footages, and conditions - obviously, many of these may be bank owned foreclosures that need varying amounts of work, and will  probably need a certain amount of work to be habitable.

    It starts with two women talking to one another about one's new home,
Female  1: "How can you afford this? You make the same salary as I do! You're only 30 years old!" Female  2: "I know! I called BNI for a list of foreclosed properties and now I have this 4 bedroom 2 bathroom home for less than $300 a month!" Female  1: "That's less than I pay in rent!" Here are the numbers of active property listings, those under contract, and sold properties for Single Family Homes in Jacksonville Beach, FL for the month of January 2008:
         Active           289 active listings for Single Family Homes (no condos)          Pending            8 pending  (there is a contract and inspections/financing have been done)         Sold              9 sold (prices ranged from $180,000 to $400,000)         New Listings    62 
The great news here is the number of sold listings in January 2008, when compared to January 2007: 9 compared with 4, which means we have closed DOUBLE the number of units year to year.

Here are the numbers of active property listings, those under contract, and sold properties for Single Family Homes in Jacksonville Beach, FL for the month of September 2007:
                             Active     278 active listings for Single Family Homes (no condos)
                            Pending    17 pending  (there is a contract and inspections/financing have been done)
                            Sold         5 sold (prices ranged from $165,000 to $1,850,000)
Roughly, this translates to 8% of active listings going to sold during the month of September 2007.
Let's see what the numbers looked like in September 2006 to see what the true impact is.
                            Active     142 active listings for Single Family Homes (no condos included)

realtors: Inspection Repairs - Who Knew? - 09/25/07 03:09 AM
Has anyone else had this happen to them?
My buyer's home inspection revealed VERY LITTLE wrong with the home; only suggestions were to have the air conditioner coil professionally cleaned, and an exterior outlet that did not have power.
I had written in $2000 for repairs, knowing the listing agent would strike that to $1,000, which would be fine.
Apparently, the exterior outlet simply needs an interior light switch flipped to make it work.  Issue dealt with.
The seller and the seller's agent are saying they don't want to do the AC cleaning - it's my understanding the price for coil cleaning can vary … (11 comments)

realtors: Ambiguous Home Inspection & Lessons Learned - 09/23/07 04:31 AM
I had an experience recently with a home inspector.  I was the listing agent, and therefore, had no input over who the buyer and the buyer's agent would use as a home inspector.
The home inspection report (no names, please) was ambiguous as to the precise number of fogged windows in the house.  Now, the house was 25 years old and these were the original windows, so not a big surprise there would be some fogged windows. The report stated "Fogged windows throughout", and did not give pictures or locations of all the fogged windows, nor had the inspector marked all … (3 comments)

I don't know how many of the Florida Realtors have looked at their 10/07 issue of Realtor magazine yet, I just received mine in the mail - look at the back page, which has what APPEARS to be a full page ad for FREE eNeighborhoods program (a $350 value!).
I've tried the web address a few times, and finally gave up, and visited eneighborhoods.com. Turns out, as I has suspected, it is a free TRIAL offer, good for 60 days (or, twice the amount of time it takes to build a habit, good or bad).
