craig zuber: #22 of 100: Buyers—Stop Holding Out—Are You On the Bus or Off the Bus? - 02/12/11 10:41 AM

There are dozens of sayings about fence sitters: On the bus or off the bus! Shit or get off the pot! Are you in or are you out? The time to hesitate is past! It’s now or never! Sometimes no matter how great the property or how great the price, buyers hesitate and screw around and lose out on their dream home. Take your clients back to the property and let them experience being there and visualize themselves living there to help them get emotionally attached. Restate the long list of benefits your clients have just disclosed as important to … (5 comments)

craig zuber: #21 of 100: Your House is Worth ZERO Because Your Grandparents Gifted it to You - 02/11/11 09:01 AM
You must let go of preconceptions about what someone paid for the property that you are looking to purchase.
A property is worth what a buyer is willing to pay and a seller is willing to let it go for … period.

Just because someone paid $300,000 for the property last year, doesn’t mean crap. That doesn’t determine value or motivation.  Tax records won’t always be able to determine that the new owner spent $100,000 remodeling the kitchen, master suite & back yard. Or that they just took a second and third out on the property & now owe … (2 comments)

craig zuber: #20 of 100: Are Your Clients On The Same Page as You? - 02/07/11 12:05 PM
In real estate, communication goes much deeper than telling people what you want them to know. It’s not about interrupting to get your point across or broadcasting an uninterrupted stream of information. In real estate, communication means LISTENING.
True communication goes both ways. It is not a one-way barrage. If you want to be heard, start by making a real effort to understand what the other person is telling you, whether they’re saying it in words or nods or stony silence. Why? Because unless they trust you and believe that you care about their side of the story, they will tune … (1 comments)

craig zuber: #19 of 100: Clark, We Can’t Sell The Home With Cousin Eddie Here - 02/06/11 10:55 AM
A house in disarray increases stress, depletes energy & is downright overwhelming. When a potential buyer walks into a home for the first time, and every room looks like Cousin Eddie from Christmas Vacation just moved in and brought all his knick knacks with him, they will not be able to envision how their belongings or themselves will fit into that space and the sale will be lost at the door.

The 73 magnets on the refrigerator, the 27 magazine subscriptions, the two extra couches that you didn’t need but couldn’t resist at the garage sale down the street two … (8 comments)

craig zuber: #18 of 100: Are You a Trusted Real Estate Advisor or Annoying Salesperson? - 02/05/11 11:05 AM
As a real estate professional, you have a responsibility to educate your clients. That does not mean you bore them with long stories about yourself that nobody on this planet gives a flying crap about; the idea is to help them understand what they need to know about the real estate market to make decisions that are in their best interest.
Keep in mind that you are suppose to be the expert, not them—that’s why they need you. You are supposed to have the background and know the ins and outs of the industry—not them. It’s your job to help them … (4 comments)

craig zuber: #17 of 100: Why Recycling Cans Is Better Than Being a REALTOR - 02/04/11 11:35 AM
If you jump right in the first second you meet somebody and say, I’m a REALTOR! First of all, who on this planet hasn’t been a REALTOR at one time or another? Secondly, the public perception of real estate agents, more times than not, is related to being: Liars, Crooks, Worthless, Useless or a Joke.Being a REALTOR is about building relations & connecting with people. So, when you meet someone for the first time, you need to start conversations off about them. How? By asking about their family, their occupation, their recreation, or their dreams. It’s called F.O.R.D. F.O.R.D. – Family, … (5 comments)

craig zuber: #16 of 100: Why Should I Buy The First House You Showed Me? - 02/03/11 08:13 AM
This is a question that gets asked a lot when you are a Professional real estate agent. Notice how I said Professional. Other agents get asked, why have you shown me 40 homes and we still haven’t found one that we like yet?Getting back to the original question, Why Should I Buy The First House You Showed Me?Because I Listen!  Because I took the time to ask you very in depth questions!  Because I cared about the answers you gave me! Because I spent lots of time getting to know you and your family: your needs, you wants, and your expectations. … (4 comments)

craig zuber: #15 of 100: How Much Would You Pay For Your House, Mr. Seller? - 02/02/11 09:09 AM
Sellers have every right to be proud of their property. And they have every right to be proud of the thousands and thousands and thousands of dollars they spent in upgrades that nobody else on the planet would have paid for, expect them! … And every once in a while, they’re just a little too proud and may need a tiny bit of enlightening. With that said: A paper CMA (comparative market analysis) usually doesn’t shed the correct light that a seller needs to see … But nothing compares to throwing your sellers in your car and hauling them into some … (6 comments)

craig zuber: #14 of 100: Seller, Your Tenants Must Move Out Before We List! - 02/01/11 10:05 AM
I understand Mr. & Mrs. Seller; of course you’d like to capture the extra income from the tenants leasing your single family home while we list your property for sale. After speaking with the tenants, they are very comfortable and would rather not move. They are sure they’d like to purchase the home and according to them; their credit should be fine … Tenant: We have a few tiny glitches here and there but definitely no big deal. It was identity theft a few years back that has been on going to this day. We never did anything about it … because … (4 comments)

craig zuber: #13 of 100: Shut Up & Get It In Writing! - 01/31/11 11:10 AM
Congratulations, you’ve found your clients dream home, they are feeling great about it, they are excited about the price and you made sure it was still available. Now what? Once a client has committed to moving forward – SHUT UP! And get it in writing as quickly as possible. This will eliminate any opportunity for second thoughts, and you’ll be rewarding them with the relief of having the process DONE. No more haggling. No more thinking so hard. No more having to hear you jabber on.The power of the pen is incredible; however, if you keep talking after the pen comes … (2 comments)

craig zuber: #12 of 100: So—Why Exactly Are You In Real Estate? - 01/30/11 03:28 PM
Winning in real estate requires focus & commitment to your core values. There’s got to be a powerful, driving reason for you to be in this business. Just because it looks easy, doesn’t require an education, it hardly costs anything, and you can’t find any other J.O.B., doesn’t mean real estate is for YOU!
Of course, you want to make money, but you’ll need a hell of a lot more than just the CASH motive to get you out of bed every morning and keep you going.
If you’re not passionate about the real estate business, then why in the hell … (3 comments)

craig zuber: #11 of 100: Is Winning The “Miss Congeniality” Award Worth It? - 01/29/11 11:27 AM
How many real estate agents do you know that are continuously trying to win the “Miss Congeniality” award?  Here’s a secret, not everyone is going to like you! No matter how great you are, regardless if you feel you are doing everything right or not.  If things just aren’t clicking ... get over it and move on. People won’t do business with people they don’t like, and if they don’t like you, why would you want to do business with them?
Some agents really need attention and can't stand rejection ... but acting irrationally & dry humping their clients leg like … (6 comments)

craig zuber: #10 of 100: If Anything Is Ever Unsure or Unclear, Ask! - 01/28/11 10:08 AM
Time after time I’ve heard agents tell me they know just how to adjust their approach to a potential client based on how the person dresses, what kind of watch they wear, how old they are, or how wealthy they appear to be.
Are you frick’n crazy????
Assuming that you don’t need to qualify someone because of how someone dresses or the car they drive isn’t frick’n crazy … It’s just plain STUPID! (Most people in this country live paycheck to paycheck … no matter how much money they earn) Shit …. There’s many agents out there that make lots of … (3 comments)
