The last story for my state representative This one happened in 2011.... Judith and Sam, Judith and Sam are friends of mine. I was at their wedding. Deficency judgement continued.... Aisha In October of 2011 I showed a house for a buyer. The owner was home. She is a lovely lady who developed breast cancer. She was paying her mortgage until she couldn’t work because of the cancer. Aisha is a single mother who now has a reasonable job. She tried to get a loan modification but her bank wouldn’t talk to her. They tried to tack on all sorts of fees and call it a loan modification. Aisha has two mortgages. So we know a short sale is when the seller owes more then the house is worth..... So the third party the lender needs to approve or even renegotiate the deal..... We have all seen this..... So the short sale listing gets an offer the buyers and the sellers come to terms..... Now the package is sent to the bank... If the buyer and seller are lucky the bank has given the listing agent an idea where the house should be listed.... More likely they told the agent they wouldn't talk until the agent had an offer.... At this stage

OK .... I get the call to check out a property they found on Zillow.... I happily open up the multiple listing service and sadly realize that it is a contingent short sale... Now this is a couple living in a hotel with 2 kids and a dog.... This is not for them.. They beg me to call the listing agent... I do and she welcomes a backup offer because the other offer is low... I pull up other listing and she sends me a few others.... I hope for the best... We meet at the contingent short sale... Personally I

I have an offer on my Condo listing. It is 10K lower then asking price. It is a short sale. I am debating countering on price but I sort of think I want to let the bank do that. I have only had 4 or 5 showings in 2 months. I am countering on the offer to be subject to short sale with the bank, seller and buyer agreeing to the terms. I am worried because I don't know if the bank is giving a judgment or 1099 or something in between (that is part of my negotiation with the bank).

Hi! Its the start of hopefully my lightest day of the week. I still have to get up my listing and set up a short sale negotiation with the bank. I have written many blogs. Some get responses, while others get ignored. It wouldn't bother me if people ignored my less interesting topics. I have written a great informative bang up article on short sales yesterday (to help me organize my thoughts). I thought it was one of my best, but alas no one responded...... So my question to everybody is, What makes a good blog that gets responses?

Well when I woke up today I had no children to take to school, 1 hour worth of paperwork and one meeting with a client. Sounded easy, I didn't have to drive to Caldwell. I started my paper work and had it done in 1/2 hour (YEAH DEBBIE!!!!). The paperwork was working with a short sale and negotiating a loan with a bank for a client. This client has a $2K prepayment penalty and she would like to sell or rent her home and move into something larger. She is at a high interest rate and was considering refinancing. I
