For the first time in my 6 .5 years as a real estate agent I helped a couple write an offer on a build job. It was sort of interesting on many counts.
1) I am helping a brand new agent out (who I am partnering with) and so technically I just referred it to her.... Well actually she got the client but it is a way to pay me for my expertise...
2) I spent a lot of time researching CBH homes and reading a new type of contract....

Yesterday was a strange day of playing with antibiotics and formularies.... Then I got to play with spreadsheets as my father, myself and my housemate worked hard during the sabbath.... Our programmer is very religious and we had until past sundown to get the work done.... It gave us a long patch of time and we accomplished the tasks that was set for us. During this time I fielded a couple of real estate calls and even looked at a property for a client. I never thought I would find real estate a welcome break...

Sometimes as an agent we find a cash cow..... A property that has significant extra value in price or a great rental value.... I found one such property.... It is 3 bedrooms, 1.5 bath 1152 sq ft. in Boise at a negotiated shortsale of $73000 plus closing costs. It is even possible that the owner would like to stay at the home and rent it. OK I want to poll loan officers on Harp 2. First when is your bank planning to offer the loan? What will be the savings versus Harp 1? Third if you think you can meet the appraisal is there a good reason to wait for Harp 2? I am advising a former client and am not on board with what my loan officer is telling me. It was my understanding that the fees for Harp 2 were going to be less then Harp 1.... The loan officer said that she didn't believe it. Does anyone know the answer?

Day 27 and Day 28.... Spent most of my real estate time babysitting my pendings.....One will close tomorrow...One on Friday.... And one is part of TAX SALE HORROR and need a lot of work..... I wonder how long I will have my buyer.....So far the new title company agreed to overwrite the judgement but all the other judgements that were cleared appeared on the preliminary title report....My middle son left today :( and we had a dinner for the eighth and last night of Chanukah with family..... Tax sales.....Lots can go wrong....
During July 2010 I was contacted by an investor... His request was that I go by homes up for the Ada County tax sale and give him an approximate value. I investigated 5 or 6 houses. I also studied tax sales... They are not quite foreclosures. In Ada county you register via an Internet site. Then you start bidding... Ada county takes the highest bid and gives you a sheriffs deed. Yesterday I had one of those really hectic days leading up to the holiday…. I thought it was going to be a light day but in our industry
When I woke up I started putting my dishes away and realized that they were gross… That meant the filter in my 2007 Whirlpool dishwasher had clogged yet again….It is a slow gradual decline… Then one day the glasses have a white layer of scum on them. I had paid 3 times for the repairman and paid him more then the dishwasher was worth to come and spend 10 minutes with it. … (1 comments)

I did it!!!!! I made the postcard using my mls mailer! It looks like I wanted it to and I emailed it to the A's and B's.... I probably can't do them all today but I am pleased with the results. I am embarrassed to say that I spent 3 or 4 hours trying to make this work in the hotmail mailer. This format also works in the hotmail mailer... Finally my sellers are ready to lower their prices....Maybe I will be able to make their properties move....
Question -- Should I reduce the price all at once for the maximum drama? Or should I split up the price reduction for a lengthier presentation? If so how would you split up the reductions? One reduction will be $10,000 with the new price at $169,900. The other reduction will be $5000 with the new price of $144,900. Thanks for the imput!

I have been in Boise for 20 years....I have raised my children here....Last year for the first time I went to the Botanical garden's ...This sparkling event runs from December 2 to January 8. It fun for the whole family and takes an hour or so. For more details click on the Idaho Botanical Garden website.
It was a delightful display of lights in the darkest times....We especially liked the Monday night carload special...For a virtual tour click "Winter Garden Aglow".

We have all had buyers and sellers that are difficult.....
I must admit I am trying to get ready for my kids to come home for Thanksgiving so I am not as patient at usual.
Last night we found the nicest home and my buyers made their 8th offer (link to the rest of the story)....It was even a good one... Full price less closing costs...
The house had been on the market 3 hours...We gave the seller 25 hours to respond...

I just took my buyers into a home....I called the listing agent and she informed me that the seller was taking the dishwasher.....I know they do sometimes but when you see it there you expect it to be there.....I suggested that she had better put that it excludes the dishwasher since most people would expect it stay since it was there....I talked about agents who had to supply appliances... I suggested that she excludes the dishawasher...Oh well we want to see the home.....I should have been suspicious when the pictures were from the last sale 1.5 years ago....

Yesterday we saw the Freddie Mac property....My clients liked it a lot. Even without the normal kitchen appliances. Their real estate agent felt that the house was undervalued.... There was another offer on the table...I encouraged my buyer to bid a little high....I submitted the offer....
REALLY WIERD THING HAPPENED....The offer was accepted within 2 hours....That has never happened to me in the world of REO real estate....
