Today I have two separate clients to show homes too.  Problem is one persons husband is still away and the other has changed plans twice already.  When I say I like real estate because everyday is different this is not what I meant. 
To get ready to show the homes I need to research the surrounding market.  Then I need to be ready and hope the appointment hold.

In our business we have all sorts of strategies to sell homes.  We price the home competitively.  We help them decide what improvements (if any) to make.  We advertise the home.  We make filers.  We have open houses (some of us).  We remain in contact with our sellers.  We talk up our listings.  We have knowledge of the other homes in the area of the listing.

I know I did this when I ran for Congress.... I had some health concerns that popped up while I ran and I really didn't think of them until after the election. I am mentoring another agent.  Her client is trying to build a new home from CBH homes.  They walked into the office and worked out the contract with the CBH agent the terms of the contract.  The sellers agent wrote the contract up with $1500 in the design studio (for upgrades).  We never had a chance to set the terms of the offer since it was complete and our clients had agreed to those terms.  Our clients signed the offer and they countered taking away this money.   This seems to me to be bait and switch.  If we had asked for … (6 comments)

This has been a very busy day.  On Friday my buyers finally found a house and we came to terms on Monday.  The ninth offer of 10 was accepted.... Not only that my listing,  722 Pearl had an offer on it.  Today we have a ratified contract! 
I scheduled my inspection for the buyers at 1 PM.  The inspector's business manager (wife) rescheduled us for 4 PM.  I knew the inspector was busy so I called him around 3:30 PM... He was still in Payette (over an hour away).  He thought he could be there by 5:30...  I was a … (2 comments)

Dear listing agent....  My buyer submitted an offer $2000 higher then list price.   The deadline came and went.....The house is now listed as pending and you have not let me know whether my buyer has the contract....I have to assume not but you haven't let me know....I have called you, emailed you and texted you....My buyer took the time to qualify....We signed the contract after his second shift job....We spent time writing a good contract and I let you know you had a contract....  The only good thing is that it was a short sale....I need to contact my buyer and … (8 comments)

contract: Working from the hospital room.......My stay in California.... - 08/08/11 01:05 PM
In the last post my step-mom was in the ICU.  She is getting better and will finally have the surgery on her arm tomorrow... It has been a very difficult week and my step-sister in law and I took the car home this weekend.  I do not have pictures from the hospital but I will include one from a break at the beach on Thusday... I do love the ocean. I actually went in fully clothed because I left Boise in a hurry and had no time to get a swim suit.

I just read a post about real estate hours.  Overall,  I am an energetic person from 8 AM to about 7 PM.  After that I am sort of foggy.  I hate writing contracts or handling negotiations is much better if I handle the work in the morning.  Of course being a good Boise real estate agent  I write contracts and negotiate when I'm tired.    I will not negotiate with a bank if I am not feeling sharp.  I am razer sharp usually,  I am a scientist and can analyze large amounts of data quickly and accurately.  I want to give … (6 comments)
