Routine is what makes a good agent successful.  A lot of things we do is fun.   Others (such as seeking new clients) is not so fun.   I do not know many agents who love prospecting.
 
I do best with a routine.  When I wake up I blog and try for a walk.  Then I look at my day.  I need to add prospecting to my routine.  Just like I need my first cup of coffee I need to prospect.  
 
Routines can be easily broken.   I spent time being a caretaker this summer.  I could have tried to keep my routine but I failed.   … (8 comments)

I am a scientist by training and have been using computers my whole life of 54 years.  I used to be pretty tech savvy before they developed the word networking.  I graduated from computers the size of buildings to the tiny computer that I call my phone.  As soon as I had my first listing I purchased a website.  I let a the professionals at Tourre Real Estate develop my website.  Then my kids showed me Facebook.  I was in love.  I started my blog here at active rain in January 2008.  Here is a link to my first blog article.

rentals: Lets talk about home warranties - 07/20/16 03:29 AM
When I list a home I place a home warranty on it.  It's free for the listing.   I usually leave it up to the buyers on whether they wish to continue. 
 
The first thing to consider is the obvious.  Not all home warranties are created equal.  Recently I have been using  Summer Sweeny of Landmark Home Warranty.
She has really cute ads but that is not why I use her.  I use her because she seems to know the contractors doing the work.   I have had other home warranties from other companies but I decided they were not worth the hassle.

rentals: All rentals dealt with! - 11/23/13 12:19 AM
It seems that I am picking up properties to manage fairly quickly.   I am not up to 15.  5 I do for me, 6 for my step-mom and 4 for pay.  It is a lot of work but the truth is I am stuck with 11 no matter what I do.  I also get and keep real estate clients doing property management.  I am able to guide my better renters towards home ownership.   Others I seem to help by helping them go through the social service network.   My properties range from a luxury condominium that rents for $2200/ month to a small efficiency that … (0 comments)

I had an open house where 2 families were repeat visitors... At one time we had 5 diffenent family units in the home.  It is funny how they all showed up at the same time.  The sad thing is I couldn't process them properly. I am hoping we recieve an offer soon...  The rental situation in Caldwell and iffy inspection report on another property is making me nervous enough that I seem to have stopped sleeping much....

rentals: Rental Blues......For rent again... Beautiful Victorian.... 5 bedrooms, 2 baths 3300 sq ft... $1050/month - 10/23/11 05:42 AM

This beautiful home in Caldwell's Stuendburg historical district is up for rent again.  It is an absoultely cool old Victorian circa 1900....My favorite is the wrap around porch.... The problem is that my last tenant trashed it and didn't pay Octobers rent.  They gave proper notice if they were moving in November but they kept lying about the check in the mail..... They also left it damaged and very dirty.....I and my work crew are making it shine again but it is expensive and tiring..... rentals: I finnished my taxes and I am so proud of me.... - 03/03/08 12:24 AM
With great trepidation I started turbotax

for home and business.  A lot of me thinks I should hire an accountant because my taxes are getting very complicated.  I have my real estate business, 2 rentals, a flipper, a husband (with a normal salary), a stock  sale, dividends, , 3 kids, two of which are in college.  I wish I hadn't had to sell the stock but I needed the money to buy the flipper.
