short sales: Need help with deficiency judgement... Trying to help a state legislator... - 02/07/12 08:29 PM
I was contacted my State Representative, Sue Chew and was asked if it was true that the banks were double dipping when they gave a deficiency judgement. She was told that Bank of America was gauraunteed by the feds that they would lose no money. She was wondering if the banks were collecting from the feds and trying to collect from the home owner. Also if there were to be protective legislation on deficiency judgements what would be the best practice to protect those with real hardship while not allowing a benefit for strategic defaults. short sales: Safer short sales...When I show the home to first time buyers.... - 01/10/12 12:48 PM
Short sales are notoriously hard to settle.... Nothing is certain until we have third party approval (the bank).... Real estate ethics sometimes fly out the window as offer after offer is presented to the banks by some agents... Reasonable time lines are a joke.... It makes an agent nervous to show a owner occupant.... Especially a first timer or someone who needs to be in the home quickly..... So when do I show a short sale to an owner occupied buyer? First I do not send them short sale listings unless they request it. I look at the available short sales

Dear buyer.....Last year when I took you out I seemed to only show distressed housing.....You could stop and think for a month or two on a property and it would still be there....You could underbid and be taken seriously....It was the ultimate buyers marker..... First it started with the REO property under $100k.... It started in early 2011....multiple bids...property was bid up to significantly more than the asking price.... Underbidding seemed to be a thing of the past.....I started questioning listing agents more and more about offers....By March REO property was being sold for 107% of asking price. Then the

short sales: Ever wonder what makes a good blog (or at least one that gets responses)? - 02/27/08 08:39 AM
Hi! Its the start of hopefully my lightest day of the week. I still have to get up my listing and set up a short sale negotiation with the bank. I have written many blogs. Some get responses, while others get ignored. It wouldn't bother me if people ignored my less interesting topics. I have written a great informative bang up article on short sales yesterday (to help me organize my thoughts). I thought it was one of my best, but alas no one responded...... So my question to everybody is, What makes a good blog that gets responses?
