RE Listing Challenge 2.5 - 01/27/10 01:05 PM
In the second challenge I mentioned that there was another part to it.
Here's the first part:
"Mr and/or Mrs homeseller, I don't do a marketing package.  Marketing packages are built on an idea of hope. "If I put it in the paper, I'm hoping someone calls.  If I list it online, I'm hoping someone calls, or maybe another agent has a buyer."  Hope isn't going to get your property sold.  I'm going to sell your property, and here's the tools that I'm going to use to do just that!"
Here's the second:
"With 90% of homebuyers searching online, Mr and/or … (5 comments)

RE Listing Challenge Part 2 - 01/26/10 08:27 PM
The purpose of part 1 of the challenge was to get RE agents to think about their listings in a different way.
Your online listings are a sales tool for you.
The only reason why you list property online is to sell it!  That is the only reason to put it online.
You do not list property for marketing purposes.  Why is that?  Very simple, you are a sales professional, you get paid when either you sell a property or your listing sells.  You don't make any money marketing a property.  Think about it, if you spend $1k to "market" a … (3 comments)

You don't need a website, blog, fancy phone, SEO, SEM, PPC, or any other tech stuff! - 01/22/10 02:03 PM
Say goodbye to your website..no more SEO, SEM, PPC!  Besides, how much are you making having that?
Blog?  Forget it, besides how much are you making doing that?
Latest tech phone, walking around with a thing in your ear looking like an office receptionist.  Forget it, besides how much are you making with that gadget?
If I said this to you face to face, you'd have this puzzled look on your face.  Actually, you'd probably be aggravated, frustrated, think wth is going on?  "Everyone else says that we should have / be doing these things, I thought I was being tech … (0 comments)

"Home seller, I'll sell it within a year, or I'll buy it!" - 01/21/10 10:40 PM
Want to light a fire under an agent or brokers ass?  How about if RE went to the sell it or buy it system?  Instead of 3 month or 6 month contracts, the property owner had to sign a 12 month contract.  You had 12 months to sell the property, or you had to buy it.  What, it would be difficult for an agent?  Ok how about the broker had to buy it, however the agent was limited to a specific $ amount worth of listings.  They couldn't get anymore listings until they had sold what they already had.
"That would … (2 comments)

Rita the RE agent, Vinny the videographer, and the Internet! - 01/21/10 05:52 PM
The following is part of a post I recently did on Wellcomemat. I wanted to share it with the AR community. The 4% refers to the percentage of online listings that have some type of "enhanced listing".
There are 170K users on Active rain, how many are agents or brokers? Compared to the total number of agents in the US, I would say it's not a large percentage.
What percentage of agents/brokers is on wellcomemat? Again, a small percentage. Why all these small numbers, and I'm talking about the 4% also? I've seen the discussions about agents "get it", or they … (4 comments)

Take the RE Listing Challenge! - 01/21/10 02:33 PM
Here's the scenerio:
Out of state caller contacts you about a listing you have.  They are cash buyers, and are planning to view properties when they come to your area in a few weeks.  Being right on the ball, you ask them where they've seen the listing.
"Realtor.com, I'm looking at the listing right now."  They tell you.
You are at your computer.
Here's the challenge:
Look at all your listings that you have listed online.  The buyer is interested in anyone of them.  The buyer asks the question, "What can you tell me about the property".  You are both looking … (1 comments)

Virtual Tour Providers or Video Tour Providers, this one's for you! - 01/12/10 07:59 PM
First, "enhanced listing" referrs to a listing that has some type of "virtual or video tours".
I hate throwing out numbers, but in order to prove a point.
Only 4% of RE listings have some type of "enhanced listing".  In my research that breaks down to about 1% "video tours", 1% "virtual tours", and 2% Agent DIY.
Every market is different, so you may have a flourishing VT business in your market.  I am referring to the RE industry as a whole.
Photo "virtual tours" have been around for better than ten years now.  Yet, even if they made up the … (3 comments)

What would you do? Are you ready? - 01/12/10 07:25 PM
There's been a lot of talk lately on Activerain about handling leads.  I recently did a video that is related to the lead discussion.  In the video I explain a real world scenario for agents.  Please view/listen to it and leave comments.  Video
