The Power of Comments and Commenting!!!!! - 09/29/10 11:25 PM
I love this post Larry wrote about commenting.  I have actually begun to get a lot of referrals by building relationships here on AR.    It's by commenting, referring to others in your blog, and by actually picking up the phone and getting to know other agents!  There's where the referrals really come in!   Occasionally, it's also fun to have a real live person to person get together...

Blogs, Posts and Comments, Oh My!!!! Sure, they all go hand in hand.  I guess it's only recently that I discovered the power in commenting.  I've left just over … (8 comments)

Cash in Refinance.  Nothin' New.  Nothin' Revolutionary.
By Gene Mundt, Professional Mortgage Banker  -  Chicago Bancorp

The concept of bringing "Cash In" to Closings of a Refinance is nothing new or revolutionary ... but it HAS become more common these days.
     Why?
Home Values have declined in most U.S. housing market regions.  Yields on stocks, bonds, and other … (2 comments)

Prefinished Hardwood vs. Unfinished Hardwood - Which is better? Which costs less? - 09/19/10 12:40 PM
This post by Debbie Gartner is a fabulous write up about hardwood floors, what to look out for, and what the expenses are...   Well done, Debbie!!
Via Debbie Gartner (Floor Coverings International :Westchester NY & Fairfield CT):
I'm often asked whether prefinished hardwood or unfinished hardwood is better.  We install both and the truth is it depends on which of below factors is most important to you.  The next question I get is, which is less expensive???
Just to make sure we are on the same page for definitions, prefinished means that it's all finished in the factory and then you just install … (4 comments)

Buying a Home - Celebrate Each of the Little Steps Forward! - 09/18/10 10:52 PM
Buying a Home - Celebrate Each of the Little Steps Forward! Are you helping your clients realize just how precious this process of buying a home is?    How many countries allow home purchase?  How many in this country can afford home purchase?    How many dream of a beautiful home to raise their families and live in happily ever after?     Do you keep them celebrating each little step in the process?

How do you help your clients celebrate each step?      Do you bring them a bottle of champagne with each step forward?  That would be a little silly, but what … (4 comments)

Should a Home Purchase be Stressful? - 09/17/10 11:03 PM
Should a Home Purchase be Stressful? For many folks, buying a home can be very stressful.  The whole thing can be very confusing.   There are so many facets to a real estate transaction, and so many things that need to be perfectly timed.  There are also many ways to keep a transaction totally on track and stress free. The first step is to have your clients write down their goals.  Where, when, what, how much, etc.   Where to buy, when are they aiming to buy, what sort of home are they looking for, and how much can they afford to spend?

Do You Have a Local Favorite Dentist?   I do - Dr. Maksymuik, in Wilton, CT

Dr. Maksymuik is a fairly new dentist in Wilton, CT.    Our dentist retired, and Dr. Maks came in....    He is young, has new innovative ideas, and is very attentive to his patients and their quirks, no matter how silly.    It must be a good testament to his management, since not one of the other dentist's personnel quit!

Advice for Agents Who Want to Start Blogging

Blogging is a conversation with the consumer out there in the internet world.    It is not magic, and it is not the "purple pill."   It will not solve all of your problems.  It is just one more tool to add to supplement  your marketing methods.

Social media is a great strategy and tool for marketing in the world today.   Blogs should be included along with things like Facebook, Twitter, LinkedIn, Flickr, YouTube, and others.

To start, simply read, listen, and observe what others are doing.   Subscribe to others' blogs, and … (16 comments)

Rafael Nadal Wins Another Tennis Grand Slam Match Tonight! - 09/13/10 10:49 PM
Rafael Nadal Wins Another Tennis Grand Slam Match Tonight!         Rafael Nadal won his first U. S. Open title and completed a Grand Slam, beating Novak Djokovic by 6-4, 5-7, 6-4, 6-2 today.   It was one of the most incredible matches I have watched.   Just into the second set, they faced another rain delay (the first coming in yesterday's match time), as another thunderstorm interrupted the play.

Rafa seemed to dig so deep for such incredible fitness and steadiness,  always seeming to be able to pull an unbelievable shot out of the bag when he needed it.  Djokovic … (9 comments)

What Are The Advantages of Large Realty Houses vs. Small Family Brokerages? - 09/09/10 11:40 PM
What Are The Advantages of Large Realty Houses vs. Small Family Brokerages?     Every real estate agent runs into the same dilemna as they go through their career.   Many probably reassess their situation monthly as to whether they are better off staying with a large international firm, a national franchise, or a smaller family firm.   Where does an agent find their future?

The international firm might have relocation referral advantages for you if you are a large producer and do some international work.   The national franchise firm might be better for you if you look for national recognition and a … (57 comments)

Are These Sellers Just Being Careless or Are They Simply Unaware?

How is it that Sellers and their agents can let homes go on the mls in semi good conditions.   Wouldn't it be better to have the home completely ready before letting the buying public in to see it?

Carpenter Bees are Almost Done Hatching in Wilton, CT- or are They? - 09/05/10 06:55 AM
Carpenter Bees are Almost Done Hatching in Wilton, CT  - or are They?
Let me preface this with the fact that two of my clients this summer had homes infested with carpenter bees.  None of us knew what to do about them, so I decided to research.

In the spring, everything is blooming, the flowers, trees, shrubs, and insects everywhere are awakening.     Bees are actively gathering their pollen, and we are admiring the work of nature.  The carpenter bee will bore into wood to make its home.

Reasons To Sign Up With A Buyers Agent - 09/01/10 10:44 PM
What a wonderful way to express this!   Most customers do not understand how little leverage they have when they contact the listing agent for a purchase ...
Via Gary Woltal - Assoc. Broker REALTOR® SFR Dallas Ft. Worth (Keller Williams Realty):
So you find yourself searching for houses on the Internet. You call some agent's names off signs in front of houses. You think you are a junior real estate agent. This stuff isn't hard. Print out a few pre-printed contract forms, do your own negotiation. What could go wrong? You should know there are
