Wilton CT 06897 Market Report - January - September 2011 vs. 2010The real estate market in Wilton CT 06897has been fairly steady in its sales for the past two years. 
As of today, the month of September has had 13 home sales, from a low value of $307,000 for a condominium up to a value of $1,000,000 for a colonial single family home.  This gives us an average sold price of $681,369 and a median price of $775,000.   The average list price was $731,592, so theactual purchase price was an average of 7% off of the list price.

Praying Mantis - Epidemic?
It's crazy, but everywhere now we are seeing Praying Mantis!    It is amazing to see these beautiful creatures on the prettiest of plants, hiding in their camoflage....
I have always loved seeing these creatures - usually I have seen them on sticks or branches of a tree, so they have been brown.   today they were green and pink to match their environment.

Westport CT 06880 Market Report - September 2011 The real estate market in Westport CT 06880 has been fairly steady in its sales for the past two years. 
As of today, the month of September has had 26 home sales, from a low value of $215,000 for a condominium up to a value of $5,875,000 for a colonial single family home.  This gives us an average sold price of $1,126,384 and a median price of $808,000.   The average list price was $1,149,221, so theactual purchase price was an average of 2% off of the list price.

As of the 24th, the month of September has so far had 12 home sales, from a low value of $307,000 for a townhouse condominium up to a value of $1,000,000 for a colonial single family home.  This gives us an average sold price of $698,191 and a median price of $775,000.   The average list price was $750,900, so the actual purchase price was an average of 4-5% off of the list price.   It will be interesting to see how the month ends.

How many sunny days do you have in your neck of the woods?   I used to have a teacher from California who complained that our winters were all cloudy days.   That made me notice all of the cloudy days, rather than the sunny days.  I used to think we in Wilton, CT 06897 had only about 20 days all year without sun.  I found out I was wrong.

How many folks, especially in today's economy, have resources enough to help their children?    We were helped by parents, we paid them back right away, and we fully expect to help our children some, and hope they will pay us back promptly.   Not everyone can do that, but it is nice!

Do you know what this is?  It's an HVAC register!
This is a high-velocity forced air system, sometimes called a "mini-duct" system.
And the ducts are really small!  About 2" wide.  And the covers are very attractive!

We had quite a turnout here in Wilton, CT in spite of the rain and flooded out roads.....  almost everyone was able to come.   I think we had 4 people that couldn't come at the last minute, but had some great surprises along the way, too!    We ended up with 26 here at my house.

We had a pretty good attendance, considering the weather.  It hurricaned last week, and a lot of folks are still recovering from the flooding and trees on their homes.  Then, yesterday and today it has been a fairly steady POUR so the roads all over the area were questionable whether open or closed...  We had 26 in attendance tonight at my home in Wilton. The other day in the aftermath of Hurricane Irene, I wrote a blog post about an overflowing river in Weston CT 06883.    I included a picture, which was quite dramatic, showing the river flowing HARD around tree trunks and around and through a cute little red house.
