Praying Mantis - Epidemic? It's crazy, but everywhere now we are seeing Praying Mantis! It is amazing to see these beautiful creatures on the prettiest of plants, hiding in their camoflage.... I have always loved seeing these creatures - usually I have seen them on sticks or branches of a tree, so they have been brown. today they were green and pink to match their environment. So cool!

Statistics Can Be Fun in Wilton CT 06897! - 09/25/11 10:36 PM
Statistics Can Be Fun in Wilton CT 06897! How many sunny days do you have in your neck of the woods? I used to have a teacher from California who complained that our winters were all cloudy days. That made me notice all of the cloudy days, rather than the sunny days. I used to think we in Wilton, CT 06897 had only about 20 days all year without sun. I found out I was wrong. I wonder what this chart would look like in Arizona? or California? or Maine? or Seattle? I love the sun, and therefore I think if (8 comments)

How many folks, especially in today's economy, have resources enough to help their children? We were helped by parents, we paid them back right away, and we fully expect to help our children some, and hope they will pay us back promptly. Not everyone can do that, but it is nice! Great post, Barbara! Via Barbara Todaro "Franklin MA New Homes" (RE/MAX Executive Realty ): Remember when you bought your first home? It was such a wonderful moment. Of course, prices in the mid ‘70’s, when we bought ours, were fantastic compared to now. We needed some help with the down- (4 comments)
A Fine Line Between Intense and Excited - 09/21/11 01:46 PM
A Fine Line Between Intense and Excited I am taking a completely new to me angle on this networking event I attended, since it was an eye opener for me. I love people watching. People come in all shapes and sizes, heights, weights and brain power. Attending the Professional Women of Connecticut's dinner program in Norwalk last night was a study in humanity. I am not a psychology student, - I sell real estate. That's a study of humanity by itself, I guess. The program had a wonderful speaker, Karen Graves, who was addressing the simple act of changing "Salesphobics into (9 comments)
The best practice for real estate and all other professions is to keep an open mind for constant growth in knowledge, tools, connections, technology and techniques, etc. The tools and technology for real estate are constantly changing. The agents that do not stay in touch with the new tools will be left behind. There are always posts on Active Rain that are full of new information about the new tools of the industry, and even usually instructions included in the posts on how to best (27 comments)

Best Part of a Good Listing Presentation - 09/12/11 07:41 PM
Best Part of a Good Listing Presentation A very important part of your listing presentation is being able to show the seller client how your marketing will be better than the next agent. It is very important to show the seller that you are up to speed with your use of the internet. There are many new sites for advertising and showcasing your seller's homes. Sellers like to see their homes everywhere - in print, on the internet, on social media, etc. How is your marketing? Do you do the same as every other agent in town and the area? The (14 comments)

That's Stealing! - 09/11/11 10:27 PM
That's Stealing! When a homeowner looks at their address on Zillow, they are looking to see what the Zestimate says the value of their home is. The homeowner is assuming that an organization as immense as Zillow knows what they are talking about. A Zestimate home valuation is the site’s estimated market value, computed using a formula. Even Zillow itself says, “it is not an appraisal, it is a STARTING POINT in determining a home’s value.” The Zestimate is very innaccurate - sometimes as much as 30% off the mark, Zillow themselves will admit. Zillow does not have agreements with each mls (11 comments)

Do You Know What This Is? It's An HVAC Register! - 09/10/11 06:54 AM
I have seen several air conditioning duct systems like this all over in Fairfield County. thanks to Jay, I now understand more about them, and can explain better to my clients. Via Jay Markanich - Virginia Home Inspector (Jay Markanich Real Estate Inspections, LLC): Do you know what this is? It's an HVAC register! This is a high-velocity forced air system, sometimes called a "mini-duct" system. And the ducts are really small! About 2" wide. And the covers are very attractive! Larger rooms can need more than one register! Very large rooms as many as 4 or 6.
