 Condo vs. Single Family Home Sales Trends In Fairfield County CT 2010- Feb. 2012

 The condominium and single family home sales in Fairfield County have basically kept an even steady keel throughout the last two years, except for the period of the tax credit in the beginning of 2010.   That explains the jump in May and June of 2010.    Except for that period of time, the condominium and single family home sales are pretty similar from one year to the next.    Even though we may feel like one year was different from the other, the sales were consistent.

Westport Sales early 2011 vs Early 2012 - 02/28/12 08:08 PM

 
As you can see from the graph, Westport CT has been slightly quicker to gain momentum this year.   We had a few tough months last fall with severe storms, but that has not affected the sales totals for the first two months of this year.   It will be very interesting to see if the trends are to bring those numbers up even more as we move into the spring market.

As you can see from the graph, Wilton CT has been slightly slower to gain momentum this year.   We had a few tough months last fall with severe storms, and that affected the sales totals for the first two months of this year.   It will be very interesting to see of the trends are to bring those numbers up as we move into the spring market.

Ridgefield is a beautiful, quaint, old New England town with a lot of personality.    There is a lot of the old, mixed with a lot of the new, but very tastefully done. 
The main streets have wide and gracious lawns, and the sidewalks are popular for walkers, joggers, and cyclists alike.
As you drive north out of town toward Danbury, there are shops and markets galore.   
Some popular condo communities close to town are Casagmo and the Main Street Condos.

Have you ever wondered what fun it could be as a kid to just draw all over your walls?
Why do we keep losing our lists, and why can't anyone find the notes we leave them?  
There have been a plethora of houses lately with special paint on the walls in certain rooms.   One had blackboard paint on a child's wall - how cool is that?
Another had metallic paint under the chalkboard paint, so magnets would stick, AND you could write notes, lists, and reminders...

We are a small market here in Lower fairfield County, but we are affected by the jobs market of New York City and outward.  When the financial institutions had their rough times, we in Fairfield County were directly affected.   So many in our towns work in those jobs. As these institutions recover, so does our economy in this local area.

Main Street in Ridgefield, CT 06877 is quite pretty.   It is a very old New England town with a lot of charm.  It has the wide old streets, lined with lawns going up to magnificent old homes (mansions).   
The downtown area is equally as charming, with its small shops all along with parking in front.    There are lots of restaurants, clothing stores, antique stores, accessories shops, real estate shops, hardware stores, etc.   
This is the Community Center, which is also located on Main Street in Ridgefield.

Real estate agents come across many crazy and many interesting things in our daily efforts to sell and list homes.   Many times, we will come across unusual pieces of furniture, or interesting things from clients travels around the world.  
While showing homes this afternoon, we came across something I have not seen in many many years - if ever.    It was an amazingly short tub in a small bathroom.   Perhaps I am showing my lack of 30 years in the business, but I had never come across one before.

 January real estate sales this year were hit hard as a consequence of the weather we had in Connecticut last fall.  We had Hurricane Irene in the beginning of September, and a very heavy wet huge snow storm in the beginning of November, both of them bringing down trees everywhere and providing the area with power outages for a week and more for most people.   Not very conducive to an active real estate market place, eh?
