I wrote a blog post about a condo community in Norwalk on the waterfront. There are a lot of homes for sale all over Norwalk, but these seemed particularly nice, so I decided to blog about it.

Approximately 3 hours later, the phone rang with a lady asking if there were any units in Charles Cove that had bedrooms on the first floor.

I would guess that blogging is well worth the effort - there is no other way she would have found me and called about that condo.

I am heartbroken to see the damage at Wilton Crest Condominiums from this past week. I heard that there was a small fire, folks thought it was out, but it reignited and took many condos, partially and wholly. I heard that there were three completely gutted, and twelve affected. Simply awful and sad.

Ginny Gorman and I were on the phone this morning, discussing the ability of agents to go on vacation. I was lamenting the fact that when I visit friends in remote areas, I have trouble being without my scanner.

Ginny promptly reminded me that I was the one who had taught her how to use Genius Scan on my iPhone to scan and send anything anywhere anytime. oops!

A buyer's agent called the other day, getting ready for her clients' inspections of my client's home for sale. There were some issues relating to the foundation settling slightly in the rear of the home. They had called their excavator friend and arranged for him to come on the day of inspections. The agent called to ask if it was alright if the excavator drove his backhoe around to the back and dug down to check the footings of the foundation. I'm afraid I just sat dumbfounded in silence for a while, not quite knowing what to say.

How could the agent be so presumptuous as to believe that any seller with a home for sale would say "ok" to a backhoe digging up the back of their home, which has only a 1% deposit down?

How could the agent not know where the septic system was? There is only one little piece of lawn by the house, and the backhoe would have to drive directly over it to get to the back of the home.

There were so many things here that just flabbergasted me, that after a half hour of explaining how a septic system worked, and what harm a backhoe could do, she backed off.

Perhaps I, like Andrea, will be attending all inspections from now on for all of my homes for sale in Fairfield County CT.

Are prices really on the rise in Fairfield County?

Let's just take a look at Westport CT.

If we look at the Average Sales Prices of homes for sale from 2002-2012 we definitely see that the market seems to be recovering in Westport despite a slight dip this quarter. But is looking just at the Average Sales Price deceptive?

In the first quarter of 2012 there have been 64 homes sold in Westport. The average sold price is $1,343,144. However if you look closely you will see that 34 of those homes that were sold were over $1M. How much does that skew the average sales price? As it turns out - quite a bit!

The average sales price of homes UNDER $1M in Westport is $691,980. That's nearly a 50% drop in average sales prices!

Take a look at these charts that compare the average sold prices in Westport with and without the million dollar market - the million dollar market is strong in Westport, but it also seems to skew the statistics for the rest of the sales.

Are Prices Really Falling in Redding?

Are prices rising or falling in Fairfield County?

Let's just take a look at Redding CT homes for sale.

If we look at the Average Sales Prices from 2002-2012 we definitely see that despite a bump in the market in 2010, sales still seem to be dropping in Redding. But is looking just at the Average Sales Price deceptive?

In the first quarter of 2012 there have been 9 homes sold in Redding. The average sold price is $470,688. However if you look closely you will see that NONE of those homes that were sold were over $1M. There are certainly homes that sell for over $1M in Redding. So how much have prices really dropped? What is happening to the million dollar market in Redding?

In the first quarter of 2010 there 10 homes sold - 3 of them were above $1M. In the first quarter of 2012 there were 16 homes sold and 1 of them was above $1M. So how much did those million dollar sales skew the average prices in Redding? As it turns out - quite a bit!

In 2010 the average sales price of homes in Redding was $897,145. However the average price of a home UNDER $1M was $531,635. In comparison, today's average sales price of $470,688 doesn't seem to have dropped off so terribly!

Take a look at these charts that compare the average sold prices in Redding with and without the million dollar market - when there are million dollar sales in Redding it really drives up the average sales price - perhaps misguidingly.

Let's just take a look at Weston CT.

If we look at the Average Sales Prices of homes for sale in Weston from 2002-2012 we see the market has begun to make a bit of a recovery despite a dip this quarter. But is looking just at the Average Sales Price deceptive?

In the first quarter of 2012 there have been 19 homes sold in Weston. The average sold price is $628,697. However if you look closely you will see that 1 of those homes that were sold was over $1M. How much does that skew the average sales price? As it turns out - quite a bit!

The average sales price of homes UNDER $1M in Westport is $599,736. While it is not an enormous difference in 2012, take a look at 2011. The average sales price was $820,718 while the average sale price of homes under a million was $629,639 - a difference of almost $200,000 because in the first quarter of 2011 there were 5 homes over a million dollars that were sold. Also while the overall average sales prices of homes in Weston over the last 3 years appears to have dropped considerably, the average price of homes under a million is holding relatively steady.

Take a look at these charts that compare the average sold prices in Weston with and without the million dollar market - you will see that it pays to go the extra mile to find out what the average price numbers really means.

In the first quarter of 2012 there have been 104 homes sold in Fairfield. The average sold price is $613,912. However if you look closely you will see that 19 of those homes that were sold were over $1M. How much does that skew the average sales price? As it turns out - quite a bit!

The average sales price of homes UNDER $1M in Fairfield is $443,602. Those million dollar homes homes brought the average up $170,000. In fact in the first quarter of 2011 when there were also 104 sales in Norwalk, 19 of them were again million dollar homes, the difference between the average price and the average price of homes under a million dollars was over $200,000.

Unfortunately while the overall average sales prices of homes in Fairfield over the last 3 years seems to be keeping steady, the average price of homes under the million dollar mark has dropped conistently.

Take a look at these charts that compare the average sold prices in Fairfield with and without the million dollar market - you will see that we aren't quite in a full recovery just yet.

In the first quarter of 2012 there have been 51 homes sold in Ridgefield. The average sold price is $625,884. However if you look closely you will see that 6 of the homes that were sold were over $1M. How much does that skew the average sales price? As it turns out - quite a bit!

The average sales price of homes UNDER $1M in Ridgefield is $495,896. Those million dollar homes homes brought the average up over $100,000. In fact in the first quarter of 2011 when there were 46 sales in Ridgefield, 11 of them were million dollar homes, the difference between the average price and the average price of homes under a million dollars was over $300,000!

In fact, while the overall average sales prices of homes for sale in Ridgefield CT over the last 3 years seems to be keeping steady - with a big jump last year - the average price of homes under the million dollar mark has dropped consistently.

The average sales price of homes UNDER $1M in Norwalk is $346,524. Those 8 homes brought the average up over $100,000. In fact in the first quarter of 2011 when there 131 sales in Norwalk and 14 of them were million dollar homes; the difference between the average price and the average price of homes under a million dollars was almost $200,000.

Unfortunately while the overall average sales prices of homes for sale in Norwalk over the last 3 years appears to be recovering, the average price of homes under the million dollar mark has dropped consistently.

Garden Club in Wilton CT Comes to Dagny's to Raid Her Garden!

Kristen Begor and the rest of the diggers came yesterday and removed probably 50-60 plants, potted them, and then took them all home to water and maintain for the Garden Club sale, which will be in mid May!

The Garden Club is a group of gardeners, old, young, experienced, newbies...... and all in between. It is a place to learn and to pass on information, enjoy gardening with others you have that and other things in common with.

I used to be a Garden Club member perhaps 35 years ago, and loved it. Lately, in recent years, I have been contributing by donating plants to the Plant Sale in May.

We had already had Kim Young come in March to pull the ocean of bleeding hearts that fill my woods where I have thrown them over the years. She pulled them before they began to grow. Then, she took them home to break into little pieces, then place in a pot with dirt, water and wait for the sale. Bleeding Hearts are so fragile that they are impossible to pot when they are flowering in season.

Yesterday was a day to come and get all of the other things they wanted..... Coral Bells, Gold in a Basket, Vinca, Forget-Me-Nots, Spirea, Hollies, Japanese Maples, Vibernum, Lecothae, Climbing Hydrangea, and Rhododendruns.

Today, Kristen came back alone to pick up some white Astilbe and another plant we couldn't remember the name of. She wanted my help, so she wouldn't take the wrong plant. I love helping the Garden Club in Wilton.
