Well I have settled nicely in my new office at Prudential of California. Vicky and Andy have really made me feel wonderful! Duffy King and Kele Coloma also moved from Re/max to Prudential. We were all long time Re/max people. We loved our bosses and co-workers at Re/max. I especially loved our support staff at the front. They always found me and helped me take care of my customers.

Ok, you ask why do you leave a place you love and people you love. To adapt to economic change. Re/max charges very large fees -to provide these wonderful support services. When I was writing mupliple offers each weekend this was fine. Now buyers, sellers and for sure lenders are less motivated. I am still writing offers.

Competition for low end great deals is actually hot. We have one client who wrote on 3 homes and got outbid. So if you are a buyers and want a great deal on a great house---write above asking. You will not be the only one bidding. He is not discouraged and is looking.

Prudential is great because they prepared for this changing market and are working with banks to get listings on bank owned property.There are great properties coming on the market in the next few weeks at wonderful prices.

The heat down the hill has brought up lots of desert people to look at homes. I had 3 walk-ins ( people that walk in and want to see or find out about buying a mountain home) . Lake Arrowhead with lake rights is still the most sought after home search now. We have 30 plus homes under 300,0i00 with lake rights so this is really a great time to start a search.

The concert Saturday night at the village was wonderful. Biggest audience I have seen yet. Loved seeing our locals play.

There is so much food selection now in the village that I spend a good part of my work day planning lunch or dinner. Of course I bring my business cards and talk when I go to pick up my order.

I love my new desk and family at Prudential. Andy and Vicky took us all out for a boat ride with the rest of the office. They bought tickets for the jazz festival, reserved two tables and had wonderful catered food.

I laughed at Vicky dragging Noah up to dance. He was a good sport. He sure is a good dancer. He is also a good real estate listing agent. He has lots of good lake view lots and homes listed.

Change makes you think outside the box, forces you to do things in new ways, lets you shine before new people and helps you make new friends. Thank you Re/max for the past and thank you Prudential (Vicky and Andy) for the future.

My very favorite "just looking customer" called after viewing my website http://arrowheadcabinsales.com. He was a young man from Los Angeles with a nice wife and little girl. They were just looking with no plans to buy.

He was a film editior and had wonder experiences he shared with me as we toured our area. I shared our rich film history with him.

We saw a brand new construction house with a media room. He sat down said call the agent, paid full price, all cash and bought it. Third house we looked at on just looking day.

That was fun!! Certainly not typical but fun. And they love their house!!

Do you know what Bottom Feeders are?

In the marine world they are the ones that eat the stuff that sinks to the bottom.

In real estate they are the ones that go after the homes that the banks have and have put back on the market.

This is what is happening in our market. We are unique. We are a 2nd and 3rd home market. People who buy homes here usually can afford to purchase and keep their 2nd and 3rd homes.

There are some bank owned homes and some repos. Nothing like down the hill. Numbers are small.

Bottom feeders are rushing to these and when the house is in a good location , good price they are making offers. Often cash offers at list or below list price.

Multiple offers are being written on the same house. Bottom feeders are not getting the homes they want unless they make offers over asking price with good terms. What is a good term. Short escrows and pre-approved loans with high downs or all cash offers.

If you want one of these few nice houses at great prices my advise is to make your best and final offer your first offer. Come in with a pre-approval from a known lender, even better if it is the lender who owns the house, put as much down as possible or pay cash, and have a short escrow.

You know if you want a house in any market really try to make your best and final offer first and have loan preapproval. Remember when they throw fish food in the tank the best food is at the top and the fish at the top get to eat it before it floats down to the bottom feeders.

Some people prefer to see business photos of agents. I do have one.

My funny story is that I was talking to a client and she pointed to my photo in an advertisement and asked if I knew that person. So I guess I do not look like my business photo. I think I am glad!

I have so much eye make up on it almost makes my eyes hurt!!

But I love the scarf. My friend Mary made it for me. I was cleaning my car and a super Vac took it away. She made me a new one because I loved it so much.

The photo above is Lake Arrowhead Village. We have 2 Re/max offices located in the villages and one directly outside. My desk is located in the Village office next to B of A. Find me anytime there to help you with mountain information or to help you find a great cabin.

Re/max in lake arrowhead is where I call home for my real estate career.

Why because of the people. Everyone is very supportive of each other. My business partner Kele Coloma is especially supportive. Saturday we spent the afternoon snooping in homes. So much fun. Got to view lots of million plus homes and some cute cabins. Great prices and very unique styles.

Our offices at Re/max have very nice people working in them. Not only management but also other agents. You know when real estate is a little slower--like in our mountain winter time---agents in some offices get moody and maybe not as supportive. I have never found that to be the case here.

My other agents are my friends as well as co-workers. It is so nice to hear of a new baby being born or a new vacation being planned. How fun it is to watch their children, grandchildren and even pets grow up.

Our front office staff is always friendly. They find you no matter where you are and make sure that communication is always available.They are aware of events in the mountains and are always ready to help support.

Our office is a very strong pet office. I do animal rescue work for a no kill shelter. One of our agents is very famous for her rescue work. We even have dog water and treats available at our village office.

Dogs, support staff, co-workers , management. Re/max is the right place for me. I call it my other home.

Beautiful Day in the mountains! Lake Arrowhead

Another beautiful day in the mountains.

Yesterday I was down the hill at my daughters in Temecula. It was warm, dusty and dry. Up here it is so beautiful. The spring flowers are wow. It smells so clean and fresh. I love the smell of pine. Think I will go hug a tree and thank the pine.

In our mountain villages we do not have any traffic lights at all. The nearest ones are Big Bear which is quite far away. Over an hour. Driving is a pleasure up here but that 215/210/15 area down the hill seems like it is always busy. I hope others will head for the hills and enjoy our wonderful lifestyle.

Even if it is only for a visit. But you will want to stay. You will feel so good here. The first day you will release some tension, sleep like a log and then every day you will feel a little better. When you are going up the hill to the mountains I always feel sorry for those people going down.

Our summer will be fun and busy in the village. I am eager for each day in the mountains.

Today with my friend Donna walked around Lake Gregory with 3 lively dogs. They splashed in the water and chased ducks.

We left early this morning while it was still cool. We tried to silence our minds for half of the lake and not talk. They we talked the rest of the way. Lots of stops at park benches.

Pretty little blue flowers called baby blue eyes. You must go see them.

Real estate seems to be picking up here. Lots of internet activity this month. I am at our highway office near lake arrowhead village. Two nice couples already visited to talk about future cabins in our mountains. This is going to be a great summer for real estate. I can feel it. So can others.

Re/max Lake Arrowhead is now my home

As of Friday I have returned to one of my favorite places--Re/max Lake Arrowhead. You can find me sitting today happily at a desk in the village office which is located next to Bank of America. I love all the visitors this office gets.

My very favorite clients are walk in clients. They are nice people who walk in with a question and then allow me to help them explore our area. It is so nice to find many interesting mountain visitors.

The weather is warm and wonderful. Short sleeves except very early morning or late at night. Flowers everywhere.

Please stop in and say hi when you visit lake arrowhead village. It is great that you share my blog.

my hero mom turns 84 today lake arrowhead

Today my mom-----my hero-----turns 84. I am so lucky to have her. She truely is my hero and example.

I was very ill as a little child and my mom basically put her life on hold for 8 years to help me. She never got to sleep because I didn't. Can you imagine how tired she must have been. But you couldn't tell because she had such great patience and kindness.

She is a very active lady and lives in Florida. Everyday she meets a group of "girls" at 9 a.m. and they exercise in the pool. I have watched and I cannot do it. Even for a few moments but she does it for an hour. She takes long walks, knows more about the computer than I do and is really fun!

The one expression I will always remember when I came to her with troubles is if it is going to be it will be and if it is not there is no use worrying about it. How many times did I come to her with "stuff" and I heard these words. Mostly time does take care of everything.

Was in my local paper

This quote was therec"life gets better in one's perception as one ages" by author Yang Yang a University of Chicago sociologist.

She says "in general the odds of being happy increased 5% with every 10 years of age"

"..older people generally have learned to be more content with what they have than younger adults, Yang said."

I don't agree with this. I think lots of older Americans-including me (but I am not old) are the happiest I have ever been.

Not that I am more content. Probably just the opposite.

There is so much I want to do, try, feel, see, taste, and not very much I need to have, own, keep, treasure or hoard.

I have also had lots more and done lots more than lots of young people. Indeed when I was young (last week) I wanted to have, see, do , be everything. Guess I really haven't changed much.

But I can look back at all the great stuff I have done for one second but not longer than that because I am really busy with today and tomorrows. So much to do. Wow. Can't wait.

Lake Gregory Crestline Lake Arrowhead Housing Blog

Lake Gregory located in Crestline less than 10 min from Lake Arrowhead. This is a county lake. It is large and takes about an hour to hike around. It has a beautiful scenic path for hiking. Half of the lake is for fisherman and boaters. There are small boat rentals. You can fish from shore or boat.

The lake is stocked and has great fishing.

The other half of the lake is for us- the beaches, swimming, water slides, great fast food, views forever, float bikes, surf float boards to rent, shallow very clean water for kids to splash and play. They require small children under 4 to wear life vests that they provide. There is attentive life guards. There is a beach near activity or one more secluded.

If you can not tolerate full sun there are large oak trees to shade you. Spread a blanket, read a book, picnic or enjoy watching the swimmers. My grandkids love this lake as did their parents when they were little.

Wish list

This is a list I made to help buyers let me know what they really want to find in their home search.

Best to give husband and wife each their own wish list.

As we know buyers often change their mind. They start out with a 250,000 limit and buy a 875,000 home. The wife wants one style and husband another. Or one wants one feature and the other the other. I think and it is only my opinion that the wife usually wins but I try really hard to find a house that has all of their wish list items.

How many Bedrooms?

How many Baths?

Garage?

Special needs, wishes, requirements?

Views, location,or other desires?

Price range?

When you want to move?

Do you want a fixer or a move in condition house?

Do you want an older home or a newer home?

Is there a style you most like?

You can adapt to your area and your clients needs. You can shorten or legthen. You can fill in selections and let them circle.

While parents are doing this if there are kids I give them paper and have them draw house they want.

Vacation over heading to Lake Arrowhead

Have had an extended trip to florida.. Put moms house up for sale, Bought a home that is easier and more fun (swim exercise class) for her to live in, helped brother move here to enjoy her and got her organized. See photo below. Shipping my car back to Lake Arrowhead.

Really excited to be back. Arrive Wednesday. Mom is turning 84 on Tuesday. Going to celebrate her birthday. Looking forward to it.

My daughter is having baby girl in July and daughter in law having baby girl in September. I will get to see both babies be born. They both have 1 and 3 year olds so I get to play and help with them.

My website http://arrowheadcabinsales.com is starting to get lots of people looking. Some months we have 10,000 people looking. The new mls search seems popular with people. Most people prefer we do a specific searh for homes for them. They like certain areas, features and prices. Kind of like a wish list.

The nice thing is when you take a vacation you enjoy home even more. Have you ever been away and you book a 10 day trip instead of a 7. Then the last 3 days seem long. You had a great time and all but now you want your life back.

I love California. I love the mountains. I love my family. I love to sell real estate.
