April is Earth Month on the Big Island - 03/31/09 09:36 PM

Between April 1 - 26th, Big Island Fire Stations are accepting donations of old athletic shoes for recycling. The soles are made into a surface for playgrounds and equestrian arenas.
If you plan to visit the Big Island this month, why not bring your oldest shoes for hiking the Ala Kalakai trail or visiting Mauna Kea or Volcanoes National Park...or playing tennis at your hotel or condo.  Then leave them behind to make room in  your luggage for your souvenirs!
You can also stop by our office in Hawi and we will be happy to take the shoes for you.  … (0 comments)

I should get paid for my Hawaii real estate best buy predictions - 03/31/09 08:34 PM
I started out my real estate blogging on our Hawaii Island MLS  AlohaLiving.com Because I happen to be naturally an analytical person, my posts there are heavy on the analysis.  There are not many bloggers there, so I only post once or twice a week so as to not hog all the prime real estate. Now with my ActiveRain blogs, I can post more local color and events on Localism, and shorter topical posts on a daily basis.
At the beginning of February I wrote a post on AlohaLiving about an area called Kohala Waterfront that is just beyond the famous … (0 comments)

Big Island Ranch - 660 ocean view acres - 03/30/09 05:47 PM

This is not my listing, but since I specialize in ranches and equestrian properties, I'm excited about this Big Island ranch coming on the market. Buy the entire 660 acres if you get there before anyone purchases one of the six parcels into which it has been subdivided. Best of all in this market, there is possible seller financing!
Where else but in Hawaii can you find a ranch with views of the ocean and a snow-capped mountain and deep soils for tropical fruit trees?

Views! Maui, Mauna Kea, Waipio Valley rim mountains, and the Pacific Ocean. Rich and … (0 comments)

Whale Watching at my Open House - 03/28/09 08:15 PM
One of the best things about sitting open houses at my oceanfront and oceanview condo listings at Halii Kai is that during the winter I get to watch whales.  The waters off shore at Halii Kai (which is across the golf course from the Ocean Tower of the Hilton Waikoloa Beach Resort) are shallow in whale terms, and therefore the perfect place for the momma whales to hang out with their calves.  Here's a photo taken from the lanai of Halii Kai 13C, which is listed for $1,299,000:

I saw my first whale of this season having cocktails at sunset … (2 comments)

Mokulele Airlines offering Honolulu to Hilo flights - 03/27/09 07:42 PM
The good news for people considering a real estate purchase on the Hilo side or Hamakua coast of the Big Island is that Kona-based Mokulele Airlines is adding interisland service between Honolulu and Hilo. The new service begins May 1. Kona-based Mokulele now is accepting online reservations for the new route and is offering an introductory fare of $35 through May 31.
When ships are christianed, they get a bottle of champagne smashed on their bow.  In Hawaii, a new airplane gets its own lei.

A hui hou,

Ocean View REO versus the house next door - 03/27/09 07:26 PM
Over on AlohaLiving.com, the Hawaii MLS, I recently blogged about "why foreclosures aren't selling" here on the Big Island of Hawaii.  I pointed out a situation I'd recently encountered looking at properties in Waikoloa Village with my client.  We'd narrowed down to a half-dozen choices in the Kilohana Kai neighborhood out of the 100+ houses on the market in Waikoloa. On one street we viewed two houses next door to each other.  Similar properties, with similar views of the ocean, Kawaihae Harbor, and the Kohala Mountains (not to mention Maui on a clear day)!  One was an REO and the house … (0 comments)

Hawaii Island Retreat and Spa opens in North Kohala - 03/26/09 06:30 PM
On Tuesday the agents in our office were invited to preview a labor of love that has taken shape on 50 oceanfront acres makai of Kapaau in North Kohala:  the Hawaii Island Retreat at Ahu Pohaku Ho'omaluhia.

Long-time North Kohala residents Jeanne Sunderland (founder of the "Spa Without Walls" at what is now the Fairmont Orchid) and her husband Robert Watkins (MD and director of emergency services at Kohala Hospital) had a vision for a place for retreats and healing that would welcome both visitors to the Island (and from elsewhere on the Big Island) and the local community.

Welcome to the Hawaii Island Real Estate Blog - 03/25/09 03:47 PM
You might notice the subtitle of my Hawaii Island Real Estate Blog includes the phrase "mostly makai".  After aloha and mahalo, the next Hawaiian words you should learn if you are looking at real estate on the Big Island of Hawaii are makai and mauka. Makai means “towards the ocean” and mauka means “towards the mountains”. If you have trouble remembering which is which, one hint is that the “mau” sound of mauka sounds like the “mou” of “mountain”.
And you will see the word kai or ocean in a lot of names of communities and properties in the Kohala Coast … (0 comments)

The Official Re-opening of the Mauna Kea Beach Hotel - 03/21/09 09:23 PM
Although the renovated rooms at the Mauna Kea Hotel on Hawaii's Big Island have been sold out since the soft opening at Christmas time, the official Grand Open Celebration is this coming weekend.

The famous hotel was badly damaged in the October 2006 earthquake, but the catastrophe turned out to be a blessing in disguise.  The 46-year-old hotel was in need of a facelift, and the renovation included upgrades to the standards today's traveler expects.  In fact, rumor has it that Kona Village Resort is also now planning to close--entirely or in large part--for up to two years rather than … (0 comments)

Please Flag this under: Hilarity... Countrywide Loss Mit uses ZILLOW - 03/17/09 08:04 PM
This is the perfect addendum to my most recent post on AlohaLiving.com!
Via Foreclosure Expert Andy Tolbert (HD Realty/Compass Real Estate Seminars):
I was on the phone with a mitigator at Countrywide, discussing 2 of the listings I have that they are the lender on.  I was trying to be sly and find out what the BPO had come in at (they wouldn't tell me, so I was trying to ask different hi/low questions to get a hint.) and get a guage on how acceptable the offers I had submitted were.
I was just about to give up when he said: "We use … (0 comments)

Price reduction on home in Lakeridge, Litchfield County CT - 03/14/09 09:45 PM
We've moved to Hawaii and must sell our beloved home in Litchfield County, CT--an easy two-hour drive from Manhattan to a little bit of country paradise.
Imagine a sun-filled treehouse nesctled into the woods.  Four bedrooms, three full baths and a powder room. Sun pours through a skylight that illuminates three out of the four stories of this unique home. Architectural gem designed as a model home, but the architect broke the mold before building out the rest of this spectacular second-home community in Litchfield County.  Most of the other residences at Lakeridge are townhomes, but this is a free-standing home.
