This is a wonderful checklist!  In Hawaii, when appraisers are selected "within 100 mile radius" of the subject property, that means we have appraisers flying inter-island with NO concept of relative value.

Halii Kai Oceanfront Community - latest REO and developer sales - 09/18/09 09:39 PM
There has been a lot of real estate sales activity at Halii Kai in the 3 months since my last blog post about this oceanfront condo community at the Waikoloa Beach Resort on the Kohala Coast.
On the resale side, the only condos that changed hands were the two REO properties described in my June blog post: an absolute oceanfront two-bedroom 13A closed for $814,995 and 16C for $385,900. Unbelievable prices-less than half what the original buyer paid.

Kolea Beachfront Community - Foreclosure Update #2 - 09/05/09 06:50 PM
I first posted in June on foreclosures at Kolea at the Waikoloa Beach Resort on the Kohala Coast. At that point there were three bank-owned properties on the market.  If you are counting the months, you will realize that the condo I mentioned in that post, Kolea 16G, is about to hit 90 days on market.  That is a critical number, and here's why.
