The best deal in Puakea Bay Ranch (Hawi, North Kohala) is not a Short Sale - 04/21/10 01:37 AM
The Seller of an almost 7000 sq ft home for sale in Hawi's exclusive oceanfront gated community Puakea Bay Ranch just authorized a $600,000 price reduction today. 
Their strategy is simple.  A smaller house in the community with what most people consider a less well thought out floorplan is offered as a short sale at $1,850,000 and now has two offers on it.  It shows up in the MLS as "active" however.  What these owners want is an offer on their home NOW.  So they dropped their price from $2,200,000 to $1,600,000.
