Another price reduction today to an amazing $339,000 takes the short sale listing on Halii Kai 24C (MLS 234527) to the lowest price ever asked for a Halii Kai condo. This 2BR/2BA condo in the Coconut Grove has a peaceful garden view, and a short walk to the oceanfront pool with its private club restaurant. Even shorter walk to the tennis courts! For perspective, the original owner paid a few dollars short of $600,000. The remaining developer units are priced at or above $395,000. Where is the next best buy at beachfront Kolea on the Kohala Coast? - 07/28/10 12:26 PM
When prospective Kohala Coast real estate buyers ask me whether I think prices have hit bottom, I answer that it depends on where they are looking. Some communities--Mauna Lani Point and Mauna Lani Terrace come to mind--have barely edged down off peak prices and are unlikely to given the composition of the seller pool and the high demand for those locations. Others--beachfront Kolea being an example--have become a split market, with distress sales (those somewhere in the foreclosure pipeline, whether short sale or REO) at 50% or less than the peak, and non-distress sales of desirable units at a rather large (3 comments)

Real Estate for sale at the Mauna Kea Resort at Close-out Prices A month has passed since the developer released the last half dozen condos at Kumulani at the Mauna Kea Resort. Even though the starting price is an unbelievable $550,000 (half a million to be at Mauna Kea???), none of these units are yet in escrow. Kumulani is one of the two condo projects mauka (mountain-side) of the highway within the Mauna Kea Beach Resort (Wai'ula'ula is the other). In the $400-500,000 price point, there are currently only four homes for sale (residential listings) in the Hawi - Kapaau - Kohala area on the northern tip of the Big Island of Hawaii. Each of these homes has a very different character. The best buy is probably the home in the small Hanaula cul-de-sac conveniently loacated near schools, post office, grocery store and Kamehama Park recreational center. The 4th of July weekend offers several options for residents and visitors to the Big Island to explore and have fun. Many of these are annual events like Waikoloa Beach Resort's rubber ducky race to raise money for charity or the rodeo at Parker Ranch in Waimea.
