New Short Sales at Mauna Lani Condos - 03/30/11 12:40 PM
Just when we thought Ka Milo and Kulalani were sold out of their built inventory, we have two competitively priced short sales at these Mauna Lani condos! Because the initial sales at both complexes took place at the peak of the market, the developers had to reduce their prices over the past few years in order to sell out their current phase. With strong demand and the last few developer units having just sold, it is not surprising to see resales trickle onto the market. But owners who bought early are in the uncomfortable position of taking a loss or facing (0 comments)
It was like "old home week" at the Kolea Waikoloa Beach Resort property auctions yesterday. Surprisingly, rather than generate a lot of interest from Concierge Auctions huge database, it seemed that most of the bidders on both the home and condo for sale were people already "sold" on the Kolea lifestyle, including several current owners and a former salesperson for the developer! I can't reveal what the final selling prices were until the sales close escrow. For the condo, that will be on or before April 21st according to the contract. Late last night I got an email from the Concierge Auction manager regarding the auction today of the Kolea Beachfront Penthouse Condo Villla at Waikoloa Beach Resort. This is not a foreclosure auction, but a professionally managed auction designed to move a property at premium pricing in 30 days. Only this time, an REO came on the market the week before the auction and stole their thunder. With front row Kolea 10F offered for sale at under $1.4 million, it may have changed expectations on which property was the better deal. Now they are looking for last minute registrations. Here on the Big Island of Hawai'i, we are more likely to make a big deal about Chinese New Year, May Day - Lei Day, or even Prince Kuhio Day, than to notice St Patrick's Day. However, I could use a little luck of the Irish as I make my daily short sale calls, and my clients and I prepare for the upcoming Kolea (Waikoloa Beach Resort) auctions and foreclosure bidding wars. So I thought I'd inspire myself today with the ways we "wear green" in Hawai'i.

View from Mauna Lani Point 2-bed condo which sold last week for $2.1 million--a recent high price. Mauna Lani Point condos for sale are holding their value. The surprise of last week was the sale of Mauna Lani Point E202--technically not on the market--for $2.1 million. This is the first time an ocean view 2-bedroom has cracked the $2 million mark in 3 years and is an indication of a gradually strengthening market. Mauna Lani Point owners simply have not given in to the effects of distress sale pricing that have hit newer oceanfront and ocean view condo communities on (3 comments)
My Facebook page is full of mobile uploads from Kona, showing the Pier at Kailua Bay near King Kamehmeha hotel under water. Friends who evacuated from Mauna Lani and Waikoloa Beach Resort and Puako have not been allowed back in, roads are closed, so no word on damage there. I have clients turned friends at oceanfront complexes like Kolea and Halii Kai, will post reports as they come in. "Short sale, foreclosure or auction: which is currently the best buy in Big Island real estate?" was the question I client posed to me yesterday after receiving a mailing about the beachfront home and penthouse villas being auctioned at Kolea at Waikoloa Beach Resort on March 21st. The only answer to the question is "it depends" and for a particular property, community or location on the Big Island, the only way to answer for sure is to know the market and recent comparable sales. Gracious entrance to an Islands at Mauna Lani condo conveys the peaceful environment at this complex When my business partner Pam found a super deal at the Islands of Mauna Lani for buyer clients last December, that was the first sale in that complex in over two years. The 2008 sales prices ranged from $1,085,000 for a 2-bedroom to $1,625,000 for a great 3-bedroom. That's why Pam's 2010 sale shocked the real estate community, as the price paid by her lucky buyers was only $650,000 for a 3-bedroom. Now for sale: Villages at Mauna Lani 609 has a private lanai with built-in summer kitchen (MLS 242842) In the market update on Villages at Mauna Lani I wrote at the end of January (5 weeks ago), I reported that the next sale in the Lehua floorplan would be 219, and it was. It sold cash, quick close, for $750,000. I also reported multiple offers on the Peggy Chesnut-furnished Kahili floorplan listed for $1,498,000. That set of offers was rejected as the seller held out for closer to list price. As of Friday this one is contingent. That left slim (0 comments)
Update March 11,2011: Guess it was a no-brainer, listing agent reports 6 cash offers in. Price reduced $119,000 yesteray, bank-owned 20-acre lot is now only $ 380,000 (MLS 230887) When the bank foreclosed on this 20-acre lot at Puuepa Ranch, a small gated community of 20-acre ocean view parcels near Hawi in North Kohala, they put it on the market at $642,900. That was more than one year ago, January 2010! Since there had been no sales in Puuepa Ranch since 2007 (and that sale was for $1,150,000), I can only guess they were basing their price on the (0 comments)

It was the first condominium complex built at the Mauna Lani Resort, and therefore grabbed the best location, walking distance from the Mauna Lani Beach Club and hotel. With many of the current owners having purchased long before the recent real estate boom, the short sales and REOs that plague newer projects have not affected prices at Mauna (4 comments)
