halii kai foreclosures: Halii Kai Update October 2011- Short sales and Developer still dominates - 10/11/11 06:22 PM
To date, there have been only three resales (non-developer sales) at Halii Kai that were not short sale or foreclosures. My partner Pam and I just listed and sold Halii Kai 15E for $1,050,000, and although the sellers brought money to closing, it did not go through the short sale process. In other words, there have only been a total of 20 resales at Halii Kai, of which 7 were bank-owned and 10 were short sales. In my previous reports this year on Halii Kai condos for sale, the market has been completely dominated by short sale, foreclosure and developer sales. There is currently one REO (foreclosure) - Halii Kai 4B - still in escrow with at least two more in the pipeline. There are currently five short sales at Halii Kai with accepted offers being presented to banks for approval, which as of yesterday would have left only four available. View from Halii Kai 12H, now listed as a short sale at $999,000. In the past month since my most recent market update, two REO (foreclosure) listings and two new short sales have appeared at Halii Kai in the Waikoloa Beach Resort. That means there are currently 18 Halii Kai condos for sale excluding developer listings: 6 short sales 2 REO (bank-owned) 10 non-distress listings. As I am still getting emails and calls from my July 2009 blog post about the first sweet deal in an REO (foreclosure) at Halii Kai at the Waikoloa Beach Resort, it is clearly time for an update. With this view from oceanfront condos at Halii Kai, it is only a matter of time till they sell, with whale season upon us... Just when it looked as if all the short sale opportunities at the Halii Kai condos at Waikoloa Beach Resort were gone, two of the buyers had to cancel. Halii Kai 16G, three bedroom three bath townhouse style with ocean view had lender approval at below the $750,000 asking price (with buyer to pay $30,000 of delinquent HOA dues), and the buyers were unable to move forward as the property they'd hoped to sell fell out of escrow. Amazingly, I still get inquirires off my blog post from a year ago about the first REO properties listed at Halii Kai condominiums on the Kohala Coast (one was oceanfront 13A and the other ocean view 16C). I now have met the new owners of both of those properties, and both profess to be very happy with their purchase. So what's for sale (and selling) at Halii Kai as we roll into June 2010? I have had about a dozen calls in the past ten days about short sales and REO (foreclosure) opportunities at oceanfront Halii Kai and Kolea on the Kohala Coast (playground of the Big Island of Hawaii). There has been a lot of real estate sales activity at Halii Kai in the 3 months since my last blog post about this oceanfront condo community at the Waikoloa Beach Resort on the Kohala Coast. On the resale side, the only condos that changed hands were the two REO properties described in my June blog post: an absolute oceanfront two-bedroom 13A closed for $814,995 and 16C for $385,900. I've been posting regularly about the appearance of foreclosures at my two favorite Waikoloa Beach Resort communities, oceanfront Halii Kai and beachfront Kolea.
